According to Avison Young, the target group for PRS apartments was until recently mainly young professionals between the ages of 25 and 35. However, with increased interest rates on mortgages and rising inflation, the target group has significantly broadened. CBRE’s recent ‘Poland Real Estate Market Outlook 2025’ report states that the apartment rental market could grow by as much as 37 pct. More and more developers are entering the sector – and it is no longer just in the large cities where new PRS developments are appearing. Those cities where PRS accounts for the largest proportion of the residential stock are Wrocław (1 pct), Warsaw and Poznań (0.7 pct). Regional markets account for 65 pct of newly built apartments, but of late rental apartments have also been appearing in Lublin and Elbląg, mainly thanks to the activities of the state-led Fundusz Mieszkań na Wynajem scheme. A market share of less than 1 pct clearly shows that PRS is still a very margina
