Poland GEO plans mixed-use development on former railway land

GEO Group, through its subsidiary Ceglana, is preparing a mixed-use development on nearly 20 hectares of former railway land in Poznań. The project will connect the Wilda and Łazarz districts, with the first phase comprising around 220 homes and nine retail and service units. Preparatory work will be supported by pre-development financing from IBI Investment House Polska.

Poland Regional office demand could reach 700,000 sqm in 2026

Demand for office space across Poland’s eight largest regional markets could reach around 700,000 sqm in 2026, or even exceed that figure, according to Cushman & Wakefield. Tenants leased 511,800 sqm between January and September. Meanwhile, limited new supply and falling availability are gradually strengthening the position of landlords, particularly those with prime office buildings.

Poland Warsaw office demand rises as availability tightens

Warsaw’s office market is seeing stronger occupier demand alongside declining availability, particularly in central locations. Companies leased nearly 592,000 sqm of office space between January and September 2026, up 21.8 pct year on year, while the vacancy rate fell to 7.9 pct. Some occupiers are already securing space in buildings scheduled for completion in 2028, according to Newmark Polska’s report 'Office Occupier – Warsaw Office Market'.

Polska Restored Pafawag boiler house completes Wrocław residential development

The opening of the restored boiler house at the former Pafawag factory marks the completion of the Nowa Kolejowa development in Wrocław. Designed by B2 Studio, the project has transformed a three-hectare former industrial site into a residential neighbourhood with public spaces, blending the area’s industrial heritage with contemporary architecture.

An international financial group has leased office space at Oxygen Park, located at ul. Jutrzenki 137 in Warsaw and owned by Golden Star Estate. Real estate advisory firm Litwiniuk Property represented the tenant during the lease negotiations.

Poland Xtreme Fitness expands in Galeria Mosty

Xtreme Fitness Gyms is expanding its club at Galeria Mosty in Płock by adding a new fitness studio. The expansion will increase the club’s training capacity and strengthen the sports and leisure offer of the shopping centre, owned by Focus Estate Fund.

Poland Brama Zachodnia secures nearly 1,500 sqm in new and renewed office leases

Nearly 1,500 sqm of office space has been covered by recent lease transactions at Brama Zachodnia, an office building in Warsaw owned by Indotek Group. Boryszew Group has renewed its lease, while two new tenants, SL Group and Chinese power equipment manufacturer Pinggao Group, have joined the building.

Romania NEPI Rockcastle expands solar capacity

NEPI Rockcastle has opened its second large-scale photovoltaic park in Romania, bringing its in-house renewable energy capacity to the equivalent of 31 pct of total electricity demand by the end of 2026. The EUR 100 mln investment programme makes the company the leading solar power producer outside the energy sector across Central and Eastern Europe (CEE).

POLAND BIG Poland expands to 15 retail parks with Konstantynów opening

The BIG Konstantynów retail park officially opened on October 29th, bringing BIG Poland’s operating portfolio to 15 retail parks with a combined 285,000 sqm gla. Developed in partnership with Acteeum Group, the new development adds app. 13,500 sqm gla of retail space, 100 pct leased at opening. Together with the existing Kaufland supermarket and Bricomarché DIY store, it forms a retail complex with a total of around 21,000 sqm gla.

Poland Warsaw Spire commemorates Polish soldiers’ capture of Predappio

On 28th October, the Warsaw Spire skyscraper in Warsaw displayed the inscription “PREDAPPIO 28 X 1944, LA POLONIA NON È LIQUIDATA” (“Poland has not been liquidated”). The illumination commemorated the 82nd anniversary of the capture of Predappio, the hometown of Benito Mussolini, by soldiers of the 18th Lwów Rifle Battalion of the Polish II Corps.

Poland STRABAG Real Estate Secures First Tenant for Upper One in Warsaw

STRABAG Real Estate has signed the first lease agreement at its Upper One mixed-use development in central Warsaw. ERGO Technology & Services S.A., a company belonging to Munich Re and ERGO Group, has leased approximately 7,000 sqm of office space across six floors, from the eighth to the 13th. The tenant is expected to move in around the third and fourth quarters of 2027.

Poland PKB Inwest Budowa secures permit for park in Skarżysko-Kamienna

PKB Inwest Budowa has secured a final, legally binding building permit for a new retail park on Wiejska Street in Skarżysko-Kamienna, Poland. The development will offer approximately 8,400 sqm of leasable space and 235 parking spaces, with opening scheduled for the fourth quarter of 2027.

Romania Romania’s industrial project pipeline reaches RON 74.5 bln

Romania recorded 5,046 industrial projects with a combined estimated value of RON 74.52 bln (approximately EUR 14.6 bln) in the first nine months of 2026, according to an analysis by IBC Focus based on data from its VICTA construction intelligence platform. Privately financed developments accounted for nearly 74 pct of the total estimated value, while around half of all projects remained in the permitting stage.

At the same time, the vacancy rate fell to 7.9 pct across the city and 4.3 pct in central locations. Limited new supply and rising demand are strengthening the position of landlords in prime office buildings and putting upward pressure on rents, according to Axi Immo’s report 'Warsaw Office Market Q1–Q3 2026'.
