Polish online retailers looking to go global

E-commerce
POLAND Around 24 pct of Polish online retailers are currently considering foreign expansion claims the ‘The Challenges of E-commerce’ report prepared by the Kronenberg Foundation at Citi Handlowy.
Around 65 pct of Polish companies in this sector are currently active in foreign markets (58 pct in Western and Central Europe, 26 pct in Eastern Europe, 9 pct in Asia and 6 pct in the USA). Around 20 pct of these retailers also set up new sales outlets. The biggest risks to these businesses are changing laws and increasing competition from large international chains. The latest trends on the ecommerce market include same day deliveries, as well as the use of virtual reality and artificial intel

Poland Polish construction sector under pressure

Construction material prices are rising significantly more slowly than inflation, with prices in some categories even falling. Despite this, the situation for construction companies remains challenging. The number of corporate insolvencies in the sector rose by 31.3 pct year on year, while the number of restructuring proceedings almost doubled. The first six months of 2026 brought a clear recovery in tenant activity, while developers maintained a cautious approach. Demand for warehouse and industrial space increased by 21.3 pct year on year, while the vacancy rate fell to 6.6 pct, according to the latest Warehouse and Industrial Market in Poland report by advisory firm Newmark Polska.

CEE region CEE commercial real estate market sees strong rebound

The first half of 2026 brought a clear recovery in the Central and Eastern European commercial real estate market. Investors in the six countries analysed completed transactions worth a combined EUR 5.5 bln, up 20 pct year on year. More important than the increase in volume, however, is the return of large deals across multiple sectors and most markets in the region.

Poland National Heritage Board relocates to HOP in Warsaw

The National Heritage Board of Poland (NID) has relocated its headquarters to HOP at ul. Chmielna 132/134 in Warsaw. The institute has leased nearly 3,800 sqm across five floors. Following the deal, the building owned by Syrena Real Estate is 98 pct leased.

The private student accommodation sector in Poland had around 16,500 beds at the end of 2025, with a further 7,700 in planning or under construction, according to JLL. Despite growing supply, the market remains significantly undersupplied.

Adgar PDT Wola, a former department store at 8/12 Młynarska Street in Warsaw, has received LEED Gold certification with a score of 79 out of 100. The 1950s building was converted into an office and commercial property and now offers 8,512 sqm of total space.

Rohe has completed the first stage of the Kozielska Park development in Katowice and has started handing over apartments to their new owners. The first building comprises 68 apartments ranging from 26 to 62 sqm, as well as four retail units. The developer is already preparing the next stage, with construction scheduled to start in Q3 2026.
