Archicom has signed an agreement with Unibep for the construction of the first two buildings at its Kolektyw residential project in Poznań. The contract is worth around PLN 87 mln net and covers 278 apartments. Construction is scheduled to start in Q4 2026 and finish in Q2 2028.

With occupier demand increasingly focused on prime, well-located buildings, Warsaw’s office market is becoming more selective. Around Rondo Daszyńskiego, one of the city’s most established business locations, this trend is particularly visible. The Building Research Establishment (BRE) has launched the seventh version of its BREEAM Refurbishment and Fit Out Commercial standard (BREEAM RFO V7), updating the guidelines for refurbishment and fit-out works in existing commercial buildings. The new version places greater emphasis on reducing carbon emissions, improving energy efficiency, strengthening climate resilience and protecting the long-term value of property assets.

Price is no longer the only issue in Warsaw office negotiations. Finding the right space is becoming a challenge in its own right, with vacancy in the city centre falling to 4.8 pct and to 3.6 pct around Rondo Daszyńskiego. With demand holding up and little new space coming onto the market, the best offices are being taken up quickly.

Ocean Winds has started construction of an operations and maintenance (O&M) base in Władysławowo for its BC-Wind offshore wind farm. The facility will provide operational, logistics and maintenance support for the project for around 30 years.

CTP has signed a lease with third-party logistics (3PL) provider Hippocampus GmbH for around 16,700 sqm at CTPark Solingen in Germany. The deal covers approximately 16,200 sqm of warehouse space and 500 sqm of offices.

Around 20 mln sqm of modern retail stock across Central and Eastern Europe is more than 15 years old, pointing to a growing cycle of refurbishment, repositioning and selective redevelopment, according to Colliers’ latest 'ExCEEding Borders Retail 2026' report.

WDP has acquired a logistics property in Krefeld, North Rhine-Westphalia, for approximately EUR 19 mln, expanding its German platform through a selective value-add investment. The property comprises around 28,000 sqm of warehouse space, including an automated high-bay facility, and is fully leased to an international automotive company.

Logicor is set to complete the rollout of smart metering across all 18 of its logistics parks in Poland by the end of 2026, giving tenants real-time visibility of electricity, water, gas and heat consumption across the portfolio.

Rutkowski Group has acquired a site in Warsaw’s Białołęka district, where it plans to build 39 apartments. Located at the junction of ul Daniszewska and ul. Szlachecka, the project will be the group’s first residential development in Warsaw.

Warsaw offers estimated gross residential investment yields of 4.5–6 pct, according to a new analysis by Cordia Group comparing housing markets in Poland, Hungary and Romania. After factoring in apartment finishing costs, the relationship between purchase prices and potential rental income in Warsaw is similar to that in Bucharest.

Apartments on the upper floors of Liberty Tower by Cavatina in Warsaw are selling for more than PLN 85,000 per sqm. Buyers can combine neighbouring units and, on the highest floors, purchase an entire floor of almost 600 sqm, offering views across the city in all directions.

Budimex has signed a contract with Adam Mickiewicz University in Poznań to design and build a new university archive. The contract is worth more than PLN 26.4 million net, with the project scheduled for completion within 18 months.

DJI, a global manufacturer of drones, action cameras and content-creation equipment, will open its first store in Kraków on September 26. The store will be located in Bonarka Shopping Centre, with the opening marked by special promotions, competitions and appearances by online creators.

Panattoni has completed the sale of Panattoni Park Poznań A2, a 150,000 sqm logistics complex in Robakowo, near Poznań. The property is fully leased to a fashion company and serves as one of its key logistics hubs in Europe. The buyer has not been disclosed.

BNP Paribas’ lease has renewed its lease for space in the Avatar office building in Kraków and signed a further lease for additional space. The group has secured a combined 9,534 sqm across five of the building's six floors.

Retail parks are strengthening their position as one of the key segments of Poland’s retail property market. Their share of new supply continues to grow, with developers pursuing projects in both major cities and smaller towns. At the same time, the format is moving beyond its traditional focus on discount stores and convenience retail. According to the 'Retail parks uncovered' investment report prepared by Avison Young in cooperation with CMS, Newgate Investment and PROH, Poland currently has 3.8 mln sqm of retail park space, accounting for 25 pct of the country’s modern retail stock. A further 746,000 sqm across 88 projects is under construction.
