Poland Excellent Fern at Off Piotrkowska

Intensive commercialization of the multifunctional Fern building under construction at Off Piotrkowska Center has begun. A modern building, the construction of which will start at the turn of 2024/2025, offers 4,700 sqm of service space and 2,700 sqm of office space.

Its creation will be the culmination of the transformation of Off Piotrkowska Center - a complex that has become a model of successful revitalization and skillful implementation of the idea of a 'fifteen-minute city' through thoughtful and socially responsible mixed-use development.

The metamorphosis of the site was initiated several years ago with the creation of Off, which is still the heart of the place with a rich gastronomic offer and original, independent concepts in the fields of fashion and design. Success at Off opens the way for tenants to conquer other cities - for instance, the restaurant Spółdzielnia, which originates from here, has opened a premises in Warsaw, and Ato Ramen in Wrocław.

A few years ago, the modern Sepia and Teal office buildings were built in the complex, planned to meet the needs of companies from the IT and new technology industries. Their tenants today include BeNeering, BinarApps, SR International Services and AppYourself.

With technological start-ups and freelancers in mind, a space for work and study was created - Co/Walk Hub, where Prowly, Appfire and Respect Energy are spreading their wings.

Fern, with six floors above ground and one underground, will be located on the side of ul. Piotrkowska - the main shopping street in Łódź.

We hope that the synergy of the potential of the high street, the shopping and service arcade and the unique atmosphere of Off will give an impulse for further development of the most important street in the city, which today primarily has a gastronomic character. Importantly from the tenants' point of view, Fern obtained the BREEAM certificate at the "Excellent" level, in line with the philosophy of OPG, which for years has been setting very ambitious goals in terms of sustainable development in its projects, even before the concept of ESG entered the business lexicon for good.

In addition to its great architecture, ecological and pro-social approach, an advantage of the building will undoubtedly be the green rooftop with a restaurant and a viewing terrace available to everyone. In turn, the glazing and the impressive gate of the modern building will allow passersby to have a view of the revitalized post-industrial tower and the entire historic complex.

As part of the same investment, at the same time as Fern, a multi-storey car park with 226 spaces will be built on the side of ul. Sienkiewicza, with a façade in the form of a vertical garden, also with a sports and recreation space on the roof.
