And that’s why EurobuildCEE spoke to the man at the centre of the deal, Marc Safari, the chief operating officer of NASA Capital, about how the company plans to build its Polish portfolio from here.

Could you tell us a little about NASA Capital – how and when the company was founded, your company structure, and the scope and scale of your operations?

NASA Capital is a private real estate investment group built on more than 30 years of experience in the Central European commercial property market. The company was founded by Nader Safari in 1992, who began his real estate career in Czechia after working at Deutsche Bank. Today, NASA Capital combines a dedicated in-house investment team with specialist external advisers covering legal, technical and property management expertise. In Poland, we operate through a locally regulated FIZAN structure managed by IPOPEMA TFI.

Why has NASA Capital decided to enter the Polish office market at this particular time?

Poland can be very proud of what it has built over the past decades. We see strong long-term potential here, and we want to contribute to and be part of the Polish success story.

We also saw an opportunity in the Polish market to grow together with Polish investors, who until now have had very limited access to the attractive yields generated by commercial real estate in Poland. By comparison, the Czech real estate market has matured and become more democratised. Today, many Czech investors participate through professionally managed real estate funds and benefit from the returns generated by commercial assets. This is not yet the case in Poland.

Today, a significant share of the income generated by Polish commercial real estate ultimately flows to foreign investors. Our ambition is to help change that by creating opportunities for Polish investors to participate in the high yields generated by Polish commercial assets.

Why did you decide to acquire Jerozolimskie Business Park – and how did this deal come about?

Jerozolimskie Business Park met our investment criteria as an established, income-generating office asset in a recognised Warsaw business location. With over 17,000 sqm of leasable space across four buildings, it combines stable rental income with further asset management potential. Our decision was based on the property's cash flow, location, tenant profile and long-term value-creation opportunities.

What are your future plans for this property?

Our priority is to strengthen Jerozolimskie Business Park as a well-performing office asset through active asset management in cooperation with Apollo Rida, an established and reputable player on the market. We will focus on tenant retention, leasing, optimisation of the tenant mix and targeted improvements that enhance the property's competitiveness and long-term value. We intend to keep the property in our income-generating portfolio.

You have said that you intend to build up a portfolio in Poland. Would this also involve office properties similar to Jerozolimskie Business Park? Or are you interested in other asset classes? What size of portfolio are you aiming for, and how much do you intend to invest?

In general, commercial assets in major cities are attractive to us, particularly existing income-producing buildings in Warsaw. This is where we currently see the biggest potential and synergies. We intend to build a portfolio of 15-20 assets with a value of app. EUR 500 mln. Our highest priority is to stay disciplined and pick assets that deliver very attractive risk-adjusted returns to our investors.
