Warsaw is strengthening its position on Europe’s artificial intelligence map, while Kraków stands out for its technology sector growth potential. According to Colliers’ AI Clusters in Europe report, Kraków ranks second among 40 cities for projected technology sector growth through 2030, behind Budapest.
Operational data centre capacity across EMEA exceeded 12.1 GW in the first half of 2026, with a further 18.3 GW under construction or in the planning pipeline. Warsaw remains Poland’s largest data centre market, but limited power availability and grid connection capacity are holding back new developments. Demand for AI infrastructure is also driving interest in locations beyond the Polish capital.
Access to electricity, rather than its price, is becoming the decisive factor in the development of data centres, as AI drives up demand and Europe's established hubs run out of capacity. This was the central message of Eurobuild's Data Centers – Real Estate, Technology, Investments conference, held at the Warsaw Presidential Hotel on 19 October.
Poland’s growing data centre market could create a significant new source of waste heat for heating networks. According to analysis by the Polish Data Centre Association, if the market continues to expand, recovered heat from data centres could equal more than 7 pct of the heat currently supplied to Poland’s district heating networks by 2030. By 2035, that figure could reach 16 pct.
Demand for computing power is rising rapidly, driven by artificial intelligence and cloud services. This is accelerating growth in Europe’s data centre market. The sector’s total capacity could reach 13 GW by the end of 2026, up 20 pct year on year, according to CBRE’s 'Europe Data Centres Q2 2026' report. Rising demand is also changing where data centres are being built. Investors are increasingly looking beyond the largest hubs, creating new opportunities for Poland, where data centre capacity could grow from around 200 MW today to 500 MW by 2030.
Hillwood Polska has revised plans for its planned data centre campus in Reguły, in the Michałowice municipality. Following feedback from local residents, the developer says the buildings will be moved further away from homes, scaled down and separated from the nearest residential properties by a wider green buffer.
While just a few years ago, investment locations were primarily determined by demand, today access to electricity is becoming a key factor. According to the latest 'EMEA Data Center Markets Report | H1 2026' by Colliers, energy constraints in Europe's largest hubs are driving investment to new locations, including Poland.
The EMEA data centre market is entering a new phase where power availability, not demand, is defining growth, forcing a structural shift in how and where capital is deployed. According to Colliers’ EMEA Data Centre Markets Report | H1 2026, the region continues to see strong demand from hyperscale cloud, AI workloads and sovereign requirements, but the ability to convert that demand into operational capacity is becoming increasingly uneven.
During the presentation of the 'Driving the Economy: The Economic Impact of the Data Centre Sector in Poland' report, we took the opportunity to speak with Piotr Kowalski, Managing Director at PLDCA, about the risks and future development of data centres in Poland.
According to the report "Driving the Economy: The Economic Impact of the Data Centre Sector in Poland," prepared by the Polish Data Center Association (PLDCA) in collaboration with PwC Poland, in 2025 data centres generated PLN 10.6 bln in gross value added and PLN 4.3 bln in fiscal revenue.
By 2030, Data4 plans to invest over EUR 20 bln in the development of its European campuses. Data4 will invest EUR 5 bln to transform a brownfield site in northern France into a new data centre campus. With a capacity of 700 MW, it will meet the needs of AI customers and will be Data4's largest project in France.
The development of digital infrastructure is a new economic priority for Europe, as shown by the draft EU regulations, 'Cloud and AI Development Act' (CADA), and the 'Strategic Roadmap, published in early June. The EU wants to triple computing power by 2035 to meet the demand for cloud services and artificial intelligence (AI). Poland is expected to play a leading role in this process.
