Poland Brownfield rather than greenfield – a model for sustainable development at City Point Targówek
Material partnerBy leveraging innovative technologies and adhering to the principles of responsible development, the project aligns with global trends in the rejuvenation of post-industrial areas, transforming them to meet the latest standards in environmental sustainability.
Post-industrial redevelopment – an opportunity for our cities
The revitalisation of urban spaces, like City Point Targówek, not only alleviates pressure on the environment but also delivers substantial benefits for cities and city dwellers. Compared to greenfield development, revitalisation efforts result in efficient reuse of existing infrastructure, significantly reducing resources consumption and minimising emissions associated with construction work.
City Point Targówek involves the redevelopment of a 225,000 sqm site, which will yield 100,000 sqm of state-of-the-art warehouse space. A key focus of the project is on maximising the recycling of materials recovered from the demolition of outdated structures. Employing advanced demolition techniques, the project has repurposed off-site 98% of the demolition materials, meaningfully reducing the environmental impact.
City Point Targówek – a future-ready project
City Point Targówek is a brownfield project going beyond mere recycling and reuse of materials: it also incorporates advanced technology solutions designed to ensure long-term energy efficiency and occupant well-being. The redevelopment has been designed to achieve multiple certifications: BREEAM, LEED and WELL HSR, guaranteeing the highest standards in environmental sustainability and occupant health. In line with Peakside Capital Advisors’ sustainability strategy, the project integrates innovative solutions, such as light-coloured roofs, facades and hardscapes to prevent solar heat gain in buildings and mitigate the urban heat island effect. Besides delivering immediate energy savings, these measures also future-proof the project against climate change impacts.
A strong focus within City Point Targówek has been placed on staff comfort. The office and staff amenity areas feature advanced air filtration systems ensuring superior indoor air quality. By implementing LEED and WELL HSR standards, special attention has been given to promoting occupier health and comfort. The office spaces are designed to minimise noise pollution, while the interiors feature calming colour schemes fostering a sense of well-being.
Pro-environmental innovations in action
Redevelopment of post-industrial sites can also enhance local ecosystems. During the construction of City Point Targówek, biodiversity experts are being consulted to implement key recommendations, including the planting of native plant species and creation of wildflower meadows. These initiatives aim to boost biodiversity within the development while improving the aesthetics of the surrounding landscape. Additionally, measures have been taken to protect local wildlife, such as installing on-site insect hotels or delaying the construction work to safely relocate native protected fauna species from the development area.
Responsible approach to the future
City Point Targówek embodies the global trend towards sustainable development, prioritising forward-thinking solutions and responsible resource management. By maximising the responsible sourcing of construction materials, incorporating advanced energy-saving technologies and implementing biodiversity-enhancing measures, the project demonstrates that urban space can be developed in an environmentally sound and sustainable way.
The project not only meets the needs of today’s tenants but also sets new benchmarks for responsible investment in urban warehouse spaces. For investors, tenants and local communities alike, it stands as proof that development can be achieved in harmony with safeguarding the future of our planet.
Key environmental aspects of the project:
- Resource reuse – 98% of materials from the demolition of old buildings have been recycled and repurposed off-site.
- Energy efficiency – the use of solar-reflective roofs and surfaces helps reduce solar heat gain in buildings, while the LED lighting with dusk sensors minimises energy consumption.
- Superior health standards – advanced air filtration systems, neutral-color interiors and optimised acoustic conditions ensure a healthy work environment.
- Biodiversity protection – native plant species, wildflower meadows and insect hotels enhance local biodiversity within the development.
- Sustainable water management – water-efficient sanitary equipment and no permanent irrigation for vegetation contribute to potable water savings.
Through these measures, City Point Targówek not only meets the demands of modern businesses but also aligns with future-proof strategies, ensuring long-term sustainability and minimal environmental impact. Revitalisation, rather than greenfield development, is becoming a key direction for responsible urban growth and the future of our cities.
City Point Targówek – an exemplary revitalisation project
With its ‘one-stop-shop’ model and role as an ‘operating partner’, Peakside Capital Advisors demonstrates that redeveloping post-industrial brownfield sites can be just as, if not more, efficient than developing new ones. The firm’s steadfast commitment to its ESG goals is reflected in the array of environmental certifications that City Point Targówek is on track to achieving*. By merging a responsible approach to sustainable development, high material recovery rates and a focus on occupier well-being, City Point Targówek sets a new standard for modern urban revitalisation, offering a benchmark for other investors and property developers.
Future investment in urban logistics
As Peakside Capital Advisors, we have no intention to stop here. We will be looking to expand our urban logistics portfolio in major cities, including Warsaw, Wrocław, the Gdańsk-Gdynia-Sopot metropolitan area, and Kraków. Simultaneously, we are advancing new projects such as City Point Okęcie, which will be developed to the same high standards of sustainability and innovative green solutions.
The future of real estate belongs to sustainable construction, with City Point Targówek standing as a prime example of this approach. As the pressure to protect the environment and reduce carbon emissions intensifies, the revitalisation of brownfield urban sites is emerging as a critical strategy for the future development of our cities.
