What advantages can a Polish warehouse developer offer on the German market?

7R comes from a market whose modern warehouse space has just exceeded 37 mln sqm and has grown fourfold in just the last decade. Operating daily in such a dynamic and competitive environment in Poland allows us to confidently execute investments across the western border as well.

We develop top-tier facilities, often better aligned with ESG requirements (BREEAM certification, photovoltaic panels, energy management systems, automation) than older assets in Germany. We also possess the necessary know-how to efficiently manage land preparation and obtain the required permits. At 7R, we specialise in providing solutions tailored to our clients – whether in a BTS format or other structures. Our approach to warehouse and production facilities is highly comprehensive. For us, it is not merely a building but an entire ecosystem that helps companies achieve operational advantages. As a Polish developer, we can also leverage synergies between Poland and Germany, for example, by building centres that support trade exchange, aligning with the nearshoring trend. Furthermore, we have extensive leasing expertise and an excellent understanding of CEE-based companies, which are increasingly expanding into Western Europe- making this another area of our competitive strength.

How quickly does 7R intend to expand in this new market, and when can we expect news about your latest project?

We plan to expand in Germany through 1–2 land acquisitions and 1–2 standing assets in 2026. We are currently finalising all formalities related to our first project on the German market and hope to be able to present its details very soon. Our plans are ambitious, and our strategy focuses on development in the BIG 7 cities (Berlin, Hamburg, Munich, Cologne, Frankfurt, Stuttgart, Düsseldorf) and within a 25 km radius of them. We will be developing two lines of our facilities there – 7R City Flex and 7R City Park – properties located in cities or their immediate surroundings, designed to enable efficient last-mile logistics. We are also open to other locations if an attractive opportunity arises, provided they meet all our investment criteria.

Logicenters is already present in Germany so does your transfer to 7R represent a rebranding of Nrep/Urban Partner assets?

Logicenters is Urban Partners logistics development and management platform, which will remain a brand of Urban Partners. 7R is an Urban Partners owned portfolio company (to be precise – 7R is owned by the Nordic Strategic Fund V) – and will act independently from Logicenters or Urban Partners when it comes down to investment decisions.

Logicenters has a long-established presence in Germany, with a strong focus on mature core logistics markets. 7R, on the other hand, brings a CEE-based perspective, development expertise and a flexible approach tailored to different market conditions and client needs. Rather than competing directly, the two platforms complement each other, allowing Urban Partners to address different segments, geographies and investment strategies across Europe.

Take-up for office space in the largest regional cities (Kraków, Wrocław, Tricity, Katowice, Łódź, Szczecin and Lublin) reached 770,000 sqm in 2025, while new supply dropped to a record-low 20,000 sqm according to the 'Regional Office Markets 2025 report' by Axi Immo. Total modern office stock now stands at 6.72 mln sqm, and the average vacancy rate declined to 16.9 pct for the first time in several years.

The Retro Office House office building in Wrocław, owned by Globalworth, has received a Building Without Barriers certificate from the Integracja Foundation, attesting that the building complies with architectural accessibility standards and ensures the building meets the needs of the disabled, the elderly and those with children.
