The direction of the sector's development will be determined by factors such as new supply, changes in the state's economic policy, and the medium-term impact of artificial intelligence on the labour market, according to a report by the Hungarian National Bank on the commercial real estate market.

JLL's latest report, 'TheSenior Housing Market in Poland', reveals a deep supply gap, coupled with a solid demand base. Poland is aging the fastest in the European Union, yet has one of the lowest availability of 24-hour care facilities and senior housing.

Apsys is selling a portion of its shares in the Posnania shopping centre in Poznań to Trigea, a Czech investment fund specialising in commercial real estate.

The Quorum Tower residential block in Wrocław has been topped out at 137m. Already, 250 apartments have been sold. Situated within the Old Town, a short walk from the Market Square, it is surrounded by restaurants, cafés, and service outlets along ul. Sikorskiego.

The Shire - Beyond Coworking, a nationwide operator of premium serviced offices, has signed a lease for approximately 2,000 sqm for space in the Poznań Financial Centre.

The Karuzela Ełk Retail Park will be expanding its offerings with the addition of a fitness club. On June 16th, Xtreme Fitness Gyms will join the tenants with 900 sqm of exercise space.

Prologis has been awarded a BREEAM International New Construction certificate with a rating of Outstanding for its new warehouse development in Ujazd. The 62,500 sqm building developed for bearings manufacturer Schaeffler scored 92.2 pct.
Data centres
The development of digital infrastructure is a new economic priority for Europe, as shown by the draft EU regulations, 'Cloud and AI Development Act' (CADA), and the 'Strategic Roadmap, published in early June. The EU wants to triple computing power by 2035 to meet the demand for cloud services and artificial intelligence (AI). Poland is expected to play a leading role in this process.

Revetas Capital has announced the signing of four leases for space in the Bonarka for Business centre in Kraków. The total area of the leases comes to 5,700 sqm. Geotab has joined the tenants with a lease of 4,000 sqm, while KION and two others have renewed their contracts.

Garbe Industrial will begin construction work on the Garbe Industrial Park in Soest (North Rhine-Westphalia, Germany) in the second quarter of 2026. The 19,200 sqm centre is to be constructed on a 2.8 ha plot next to the A44 motorway.
GXO has signed a lease for around 26,000 sqm of warehouse space at 7R Park Lavičky, a modern complex being developed in a joint venture with the Czech investment fund WOOD & Company. The tenant is to use the space to set up a 3PL logistics centre to support the European distribution of cosmetics company L’Oréal.
Accolade is expanding Park Kielce with a new extension of over 13,400 sqm. The building is 75 pct leased, and tenants from the logistics and distribution sectors have already moved in. A final unit of approximately 3,300 sqm remains available for lease.
Prologis has leased around 9,100 sqm of logistics space at Prologis Park Alzenau near Frankfurt to Horoz Logistics. The deal was brokered by Realogis Immobilien Frankfurt. The property is located in the Süd B30 industrial estate.
Harden Construction has completed the third building of the Panattoni Park Gdańsk West II manufacturing and warehouse complex. The latest stage of the project in Janków Gdański, with over 39,000 sqm, was constructed under a Design and Build contract.
Warehouse developer Gridarch has granted early access to the stage III halls at Ostrava Airport Multimodal Park, before the final approvals have been granted. Logistics Operator DP World is to use the early access to install its equipment on behalf of automotive giant BMW. The three buildings total 124,000 sqm and should receive final certification in the summer of this year.
Panattoni has begun work on its first development in Bytom on ul. Węglowa. Panattoni Park Bytom will provide over 132,000 sqm of modern industrial space, of which 100,000 sqm has already been leased to Latex Opony. The completion is scheduled for May 2027.
Rohlig SUUS Logistics has opened a 4,400 sqm crossdock terminal in Kielce, doubling its warehouse space in the region.
The Polish logistics and industrial market in Q1 2026 has maintained its solid fundamentals, according to the latest figures from Savills. Its growth has been supported by a balance between tenant activity and a more cautious developer activity, with the availability of space gradually being depleted.
PepsiCo has begun construction of an automated high-bay warehouse in Michrów near Grójec, around 43 km from Warsaw. The centre is scheduled to open in June 2027 in an investment of nearly USD 50 mln.

Panattoni has completed its latest project in the Podlaskie Voivodeship: the 32,000 sqm Panattoni Park Białystok III in Choroszcz, in northeastern Poland. Six tenants have already been secured, including companies from the courier, logistics, construction, environmental protection and retail sectors (consumer electronics and cosmetics).
