With occupier demand increasingly focused on prime, well-located buildings, Warsaw’s office market is becoming more selective. Around Rondo Daszyńskiego, one of the city’s most established business locations, this trend is particularly visible. The FORM is among the office assets benefiting from this shift: since opening in early 2025, it has become fully leased, attracted a diversified mix of public- and private-sector occupiers, and demonstrated substantial day-to-day use. Its performance to date, combined with the continued evolution of the surrounding district, reinforces its position as a trophy office asset.

The first stage of Panattoni Park Będzin is now fully leased. The 27,600 sqm building is fully occupied, with the largest deal signed by a leading e-commerce operator, which will take more than 24,000 sqm. The tenant is scheduled to start operations at the park in December 2026.

LemonTree has completed the second stage of Booster Zabrze. Three new buildings totalling nearly 59,000 sqm have brought the complex to its full build-out of 111,000 sqm. Commercecon was the general contractor for both stages.

Unimot has renewed its lease for around 800 sqm in DL Jagiellońska 1, a building owned by DL Invest Group in Częstochowa.
Residential
Dantex is planning Nurt, a residential project on Zdrowa Street in Warsaw’s Wilanów district, comprising 20 semi-detached buildings with 40 independent apartments ranging from 109 to 138 sqm.

Vilea Property Boutique has become the exclusive Christie’s International Real Estate partner in Poland. The partnership brings the Polish firm into the global, invitation-only network specialising in luxury real estate.

New Ouda, an international logistics operator specialising in cross-border e-commerce, has leased nearly 10,000 sqm of warehouse and office space at Hillwood Janki II. The deal brings the park to full occupancy.

Lease agreements covering 4,500 sqm have been finalised at Warsaw’s Diuna. The Syrena Real Estate complex in Służewiec is now 93 pct leased.

According to Accolade, Poland’s warehouse market saw rising demand and falling availability in the first half of 2026. At the same time, tighter financing conditions for new projects may, in the company’s view, slow the pace at which new supply comes onto the market.

White Star Real Estate is expanding its work with Deka Immobilien and taking over full management of Forum Gliwice. The company has so far been responsible for the centre’s commercialisation and, from September 2026, will also handle property management, marketing and project management.

Today, September 16, Bricomarché opened a new store in Ozorków at ul. Konstytucji 3 Maja 17B. The store has 1,800 sqm of retail space and offers 34,000 products across garden, home décor, DIY and building supplies. It also includes a 1,300 sqm outdoor garden area.

Mint rezidenční fond, which operates in the private rented sector (PRS), has bought 306 new apartments from developer Metrostav Development at the Vysočanský mlýn complex in Prague. The building has 11,500 sqm of floor space. The deal takes Mint’s total number of apartments in the complex to 547, more than half the total number of apartments in the complex.

Colliers has been appointed as the exclusive leasing agent for Katowice Business Point, an office building owned by Adventum. The agency will handle the leasing of nearly 16,900 sqm of office space.
Retail & leisure
Refield and RGL have signed leases totalling 3,500 sqm for space in a planned retail park in Środa Wielkopolska, with Lidl joining the project as its anchor grocery tenant. The park will have around 18,000 sqm of retail space, with the investors targeting 80 pct occupancy by the end of 2026.
Residential
Trust Investment has launched sales for the third and final phase of the Sky Trust complex in Kielce. The development will include apartments, office and retail units, as well as investment apartments intended for the PRS market.
Hotels
Hotel revenues in Bucharest increased by 5 pct in the first half of 2026 compared with the same period last year, reaching a level 25.2 pct above pre-pandemic figures, according to Cushman & Wakefield Echinox.

JLL and iO Partners say Central and Eastern Europe’s office market is tightening, with net take-up across six regional capitals reaching 565,000 sqm in the first half of 2026 and the vacancy rate falling to 9.2 pct. With new supply limited, rents for prime space are rising.
Pazim is modernising the courtyard of its complex in Szczecin. The works will include resurfacing, changes to the parking area, new planting, lighting and the creation of spaces for rest and informal meetings. The project is scheduled for completion in early 2027.
Skanska has started construction of the first phase of the Nowy Format office complex in central Krakow. An eight-storey building offering 21,400 sqm of leasable space will be developed on the site of a former press printing plant. The project is scheduled for completion in Q3 2028.
Flint Group Packaging Solutions has renewed its lease at the Łódź 1 office building at al. Piłsudskiego 22. The company will remain at its current headquarters, occupying 3,328 sqm. The decision followed a review of the office space available on the Łódź market.
UREM Poland has appointed Colliers as the exclusive leasing agent for its Warsaw office portfolio, comprising Wronia 31, Uniqa Forum and Carpathia Office House. Together, the three properties offer more than 31,700 sqm of office space.
ADC, part of the Drees & Sommer Group, has extended its lease agreement with GTC and expanded its space at the Francuska Office Centre in Katowice. The company’s office will now occupy approximately 570 sqm.
Port Polska and the expansion of high-speed rail could reshape Łódź’s office market over the longer term, bringing the city closer to Warsaw economically as well as geographically, according to JLL. The consultancy sees the potential for a Warsaw–Łódź duopolis to emerge, although it stresses that the two cities do not currently operate as a single economic area.
Takeda has moved its Warsaw office to Studio A. The new office occupies 1,000 sqm.
The Shire – Beyond Coworking will remain at Centrum Biurowe Korona in Kraków. The premium serviced office operator has extended its lease for approximately 2,500 sqm in the Galileo building.
LPP, owner of the Reserved, Cropp, House, Mohito and Sinsay brands, has relocated its Warsaw office to Saski Crescent. The company has taken 2,000 sqm of space combining offices, a showroom and business meeting areas. Colliers advised LPP on the lease, while its Colliers Define team was responsible for the interior design and fit-out.
Warsaw’s V Tower office building is undergoing the “Building Without Barriers” certification process conducted by the Integracja Foundation. The process is part of a comprehensive modernisation of the building, including the refurbishment of the lobby, replacement of lifts and solutions designed to improve acoustics and safety.
Kraków city centre remains the city’s leading office location. In the first half of 2026, occupier demand for central locations increased, while developer activity remained limited. According to Newmark Polska’s Office Occupier – Kraków Office Market report, rising vacancy outside the city centre and limited new supply are creating increasingly different conditions across Kraków’s office market.
The Pomeranian Voivodeship Office in Gdańsk has selected Tryton Business House as the new headquarters of the Provincial Disability Assessment Board. The board will occupy nearly 1,600 sqm of office space.
Henkel Hungary and ARM Hungary, the two largest tenants at Millennium Gardens in Budapest, have expanded their office space and signed new long-term lease agreements at the scheme.
Holding KW is relocating its headquarters to DL Tower in Katowice, where it has leased new office space from DL Invest Group. Its current offices are due to be sold and demolished.
Cavatina Holding, the developer of Quorum Tower on ul. gen. Sikorskiego, is redeveloping approximately 3.8 ha of public space around the project at its own expense.
