Plac Unii opens for shoppers

POLAND Plac Unii City Shopping, the retail section of the Plac Unii mixed-use project in Warsaw, was opened on Saturday. Liebrecht & Wood and BBI Development jointly are the investors behind the project.

The opened shopping section offers 15,500 sqm of retail (the opening of a 41,300 sqm office section is shortly to follow). A three-level car park is also now available with 800 spaces. APA Kuryłowicz & Associates was responsible for the design of the building. The shopping section has three floors, with some retailers on the underground level and fashion stores occupying the two above-ground storeys. Tenants include a Supersam delicatessen, a Matras bookstore, H&M, Zara, Marella, Deni Cler, Mohito, Vistula/Wólczanka, Cubus, Massimo Dutti and Empik. App. 96 pct of the space has already been leased with 700 sqm (six units) still available. Some tenants have yet to move in as fitting-out work is still in progress (Bobbi Brown, Potis & Verso, Zucca Stregata, Pandora, Laura Ashley). The building permit for the project was issued five years ago (in October 2008). In July 2009, Liebrecht & Wood and BBI Development NFI signed the preliminary joint venture agreement and that December contracted Warbud to construct the complex. Three years later (December 2012) the building was topped out. Office tenants include companies from the ING Group (which are already moving in), Dalkia Polska, HRS, Zerochaos and WeCare (the manager of the building). Investment costs are estimated at PLN 500 mln, with financing provided by Pekao.

Poland Office take-up hits a record high

According to “Office Occupier – Office Market in Regions”, a report published by Newmark Polska, total office take-up in 2023 in the largest Polish regional cities surpassed 741,300 sqm - an increase of almost 19 pct year-on-year and 7 pct from the pre-pandemic 2019 peak. Issues related to ESG, functionality improvements, efficient office space management and optimisation of lease costs have filtered through into the vocabulary and strategies of tenants and developers alike.
