With occupier demand increasingly focused on prime, well-located buildings, Warsaw’s office market is becoming more selective. Around Rondo Daszyńskiego, one of the city’s most established business locations, this trend is particularly visible. Peakside Capital Advisors has completed construction of Hall D at the City Point Targówek complex in Warsaw and secured an occupancy permit. The building offers 17,000 sqm of space and is fully leased. Construction is also underway on another SBU hall, which will provide more than 12,400 sqm of warehouse, production and service space.

Yareal has started construction of an apartment building at ul. Mickiewicza 63 in Warsaw’s Żoliborz district. The intimate development will comprise 66 apartments, while more than one-third of the site will be occupied by a garden sheltered from the street. CFE Polska is the project’s general contractor.
Technology
Skanska has implemented a digital access control system at Studio A, an office building in Warsaw. The solution uses the company’s proprietary StudioApp web application and web provisioning technology, allowing users to access the building with virtual cards stored in Apple Wallet or Google Wallet without installing an additional app.
ESG
More than 97 pct of newly developed office space in Poland is environmentally certified. Certification has therefore become standard, while the building’s actual environmental performance increasingly depends on how its technologies operate in day-to-day use.

The Murapol Rivo development on ul. Dworcowa in Bydgoszcz has received an occupancy permit. The project comprises 122 apartments in the city centre, close to the Brda River, Wyspa Młyńska and the Old Market Square. The final units, ready for handover, are now on sale.

Agrobex has completed the first stage of the Unii Lubelskiej 4 residential development in Poznań. Two buildings comprising more than 120 apartments have received occupancy permits. The development will ultimately comprise more than 250 units, with construction of the third building scheduled for completion in the second half of 2027.
Construction
Public-sector construction has become one of the fastest-growing areas of Dekpol Budownictwo’s business. Over the past two years, the company has signed general contracting agreements for projects spanning culture, education, sport, public safety and social policy, with a combined value exceeding PLN 1 billion. Its portfolio includes projects across Poland as well as the construction of the new Polish Antarctic Station on King George Island.

A traditional topping-out ceremony has been held at the construction site of the new primary school in Biedrusko. The project on Chludowska Street, being developed by Dekpol Budownictwo, has reached another key milestone. According to Suchy Las municipality, it is the largest educational investment in its history. The new school will accommodate up to 600 pupils.

Yareal has started work on ul. Żupnicza in Warsaw’s Kamionek district. The section between ul. Bliska and ul. Chodakowska will get a new road surface, renovated pavements and one-way cycle lanes on both sides of the road.

Totalbud has completed construction of the Mirabelki 5 residential development in Warsaw’s Białołęka district. The project on Mirabelki Street has received its occupancy permit. Totalbud acted as both developer and general contractor.
Data centres
Poland’s growing data centre market could create a significant new source of waste heat for heating networks. According to analysis by the Polish Data Centre Association, if the market continues to expand, recovered heat from data centres could equal more than 7 pct of the heat currently supplied to Poland’s district heating networks by 2030. By 2035, that figure could reach 16 pct.

Alior Bank has opened a new branch at Manufaktura shopping centre in Łódź, introducing its new branch concept to the region for the first time. The format combines face-to-face advice with digital services. It is also the only bank branch in the region open for extended hours and on trading Sundays.
Warehouse & industrial
Marcotran has renewed its lease for around 3,500 sqm of warehouse space in Koninko, near Poznań. Newmark Polska represented the tenant during the lease renegotiation.

Archicom has launched sales at its Bliskie Piątkowo residential development on Mateckiego Street in Poznań. The first phase will include 167 apartments ranging from around 25 to 92 sqm. Once complete, the project is expected to comprise around 360 apartments with a total usable area of more than 19,000 sqm.

Łódź’s housing market has entered a new phase. After years of rising prices, buyers now have one of the widest selections of new homes the city has seen, while developers are competing on more than just price and location. Architecture, design and the quality of the overall project are becoming increasingly important.

Focus Estate Fund has signed a lease with Fun Park, which will open an approximately 880-sqm entertainment centre at Ferio Legnica. The centre is scheduled to open by the end of 2026.

Murapol has launched presales of 401 investment units in the next stage of Murapol Stoczniova in Gdańsk’s Młode Miasto district. The units are being developed in a 10-storey building on the site of a former shipyard, with prices starting at PLN 14,080 per sqm.

Danish retailer NORMAL has opened its first two stores in Romania, at NEPI Rockcastle’s Mega Mall in Bucharest and Shopping City Timișoara.
BIG Poland has secured all 14 tenants for its new BIG Bolesławiec retail park, which will offer around 18,000 sqm of GLA. The project is scheduled to open at the end of Q4 2026.
Aleja Bielany in Wrocław, managed by Ingka Centres, is now 98 pct leased. The centre has recently signed 10 new lease agreements covering almost 4,000 sqm.
Pocco Italia has taken 400 sqm at DL Shopping Siemianowice Śląskie for a new Italian restaurant. The new tenant will add to the food and beverage section at the centre, which is part of DL Invest Group’s portfolio.
OTO Park, a new retail park on ul. Jana Pawła II in Lubin, will open on 22 October. The centre has more than 14,000 sqm of retail space, around 30 stores and service outlets, plus more than 400 parking spaces. It is expected to create more than 200 jobs.
Deka Immobilien has appointed ECE to manage and lease Neumarkt Galerie in Cologne from January 1, 2027. ECE was selected following a tender.
Focus Bydgoszcz has added several new tenants in recent weeks, with 21 openings planned at the centre in 2026. Occupancy currently stands at 99 pct. New arrivals include a second Apart store, Komputronik, WOKy by Thai Wok, Beverly Hills Polo Club, TOUS and Shock Price.
Marino shopping centre in Wrocław has completed a major modernisation. The 20,000 sqm centre, which has been operating since 1993, remained open to customers throughout the works. The redevelopment was designed by RB Group.
M Park Konstantynów Łódzki has filled its core tenant line-up. ShockPrice, part of MODIVO PLATFORM, will open its first store in the Łódź area at the new retail park. The store will cover more than 1,800 sqm.
Gránit Asset Management is expanding the Zone Retail Park in Budakeszi with a new 4,293sqm retail building. The 15,858sqm site is next to the existing retail park, with completion planned for Q4 2027.
Primark is preparing to open a store in G City Biała in Białystok. The nearly 3,500 sqm store will be the retailer’s first in the Podlaskie region.
Polish cosmetics brand HDREY has opened its first store in Katowice, at Silesia City Center. It is also the brand’s first store in the Silesian region.

DJI, a global manufacturer of drones, action cameras and content-creation equipment, will open its first store in Kraków on September 26. The store will be located in Bonarka Shopping Centre, with the opening marked by special promotions, competitions and appearances by online creators.
Castorama Studio Projektowe has opened at Galeria Świdnicka, expanding the centre’s offer with interior design services. Customers can receive free support from professional designers in planning kitchens, bathrooms, wardrobes and other spaces.
Retail parks are strengthening their position as one of the key segments of Poland’s retail property market. Their share of new supply continues to grow, with developers pursuing projects in both major cities and smaller towns. At the same time, the format is moving beyond its traditional focus on discount stores and convenience retail. According to the 'Retail parks uncovered' investment report prepared by Avison Young in cooperation with CMS, Newgate Investment and PROH, Poland currently has 3.8 mln sqm of retail park space, accounting for 25 pct of the country’s modern retail stock. A further 746,000 sqm across 88 projects is under construction.
