POLAND Ronson Development is planning to start building four new residential estates in 2014, three of which are to be built in Warsaw.
Construction work on the Moko I project could start next month with the development of 190 apartments on ul. Magazynowa. The developer is in the process of selecting the general contractor for the project and is waiting for the building permit. The estate has been designed by the JEMS Architekci architectural studio. The construction of the Skierniewicka I project is also to start in the middle of this year. The estate, which has been designed by Archiplan, will offer 133 apartments. Ronson is in the process of finalising the purchase of land on ul. Jaśminowa in Warsaw’s Mokotów district. By the end of June the company will pay the last tranche of PLN 60 mln to the vendors for plots with a combined area of 118,400 sqm. The estate should eventually offer 700 apartments. “We will start the construction of the first stage of the Jaśminowa estate in July this year; it will consist of 100 apartments. We will start with the tenement building and urban villas,” said Andrzej Gutowski, sales and marketing director at Ronson Development. The estate, which has been designed by the Kuryłowicz & Associates architectural studio, will also include some detached houses. In Poznań the company is to start the construction of the Copernicus I estate including 149 apartments this year. The firm also intends to buy a plot in Warsaw’s Ursynów district, where it hopes to develop app. 300 new apartments. The transaction should be finalised this year with construction work scheduled to begin at the beginning of 2015. Additionally, Ronson is preparing to build further stages onto a number of its estates. In Warsaw it is to continue with the development of Sakura IV (114 apartments), Verdis IV (78 apartments) and Espresso III (166 apartments). In Poznań work is to continue on Młody Grunwald II (137 apartments) and Chilli City IV (38 apartments) and in Szczecin work is to begin on Panoramika II (105 apartments). In 2013 the company recorded a 4.2 pct increase in its revenue to PLN 207 mln from PLN 198.8 mln in the previous year. Its net profit came to PLN 19 mln compared to PLN 31.7 mln a year earlier. Its gross margin generated in 2013 was PLN 20.6 mln and its gross sales profit was PLN 42.5 mln compared to PLN 50.4 mln in the previous year. Throughout 2013 the company sold 572 apartments with a total value of PLN 222 mln compared to 380 apartments with a value of PLN 153 mln sold in 2012. “We would like to maximize the number of projects over the next 1- 1.5 years and work on 15 investments at the same time,” said Tomasz Łapiński, the financial director of Ronson Development.
