Large mixed-use complex to be built in Lublin

POLAND Centrum Zana Group is planning to build a 100,000 sqm office, services and residential complex on a 5-ha plot on al. Kraśnicka in Lublin. Between 10 to 20 new buildings are to be developed on the parcel which previously accommodated a public transit terminal.

In the first stage of the project, two 14-storey office buildings (of 18,000 and 20,000 sqm), a six-storey 12,000 sqm office building and a seven-storey 12,000 sqm residential building are to be erected at the junction of al. Kraśnicka and ul. Nałęczowska. The first units are to be handed over to tenants and owners at the end of 2016.

The complex’s first stage will be complemented by a six-storey office development along al. Kraśnicka, but this part of the project will be developed over the next five years. The estimated market value of the first stage exceeds PLN 360 mln.

While a green square will be developed at the heart of the entire complex, its four residential buildings will jointly offer nearly 300 apartments with floor plans ranging from 36 to 108 sqm. The complex’s first stage will, on the other hand, involve the construction of app. 500 underground parking spaces.

The design of the complex’s four main buildings that are to be built first is already completed and the Centrum Zana group is currently waiting for building permits. According to the company’s agenda, the construction work on the complex is to be launched in March 2015. Once completed, the entire complex will house 8,000-10,000 office workers. The architectural design of the complex is the work of Lublin-based architects, Marek Bajun and Dariusz Korzeniowski.

Established in 1999, the Centrum Zana group so far developed 14 services and office buildings in Lublin with a total area of app. 70,000 sqm.
