Warsaw office vacancies on the rise

POLAND At the end of 2014, the total area of modern office stock in Warsaw reached app. 4.39 mln sqm, according to the latest report by the Warsaw Research Forum.
Last year, over 276,900 sqm of new office space was delivered to the Warsaw market. Around 70 pct of the space provided was situated in the buildings located beyond Warsaw’s city centre, while most of space was developed in south west Warsaw (88,000 sqm), and around the city centre (61,000 sqm). At the end of 2014, the vacancy rate in the city amounted to 13.3 pct. The rate was higher than at the end of 2013, when it stood at 11.7 pct. Vastint plans to transform a 1.7 ha site at ul. Powstańców Śląskich 2-4 in Wrocław into a mixed-use development. The TREE Group has been appointed to demolish the former Arkady Wrocławskie shopping centre on the site, to be completed by mid-2027. APA Wojciechowski Architekci studio has been commissioned to design the new project.

Garbe Industrial has leased a total area of around 4,800 sqm in Norderstedt, just outside Hamburg, to IT service provider Cancom, which is to use the space for the storage and servicing of IT equipment. Cancom is to start operations from Norderstedt in the third quarter of 2026.

Limited new supply

The Brno office market ended 2025 with rising vacancy rates and a record low number of new projects.
