The 44,000 sqm plant is off the A6 motorway close to the German border

Panattoni has completed the construction of a forklift assembly plant in Kołbaskowo near Szczecin for warehouse automation technology manufacturer Kion Group.

The plant is situated off the A6 motorway, 2 km from the German border. Apart from the manufacturing space, the 44,000 sqm facility, which has taken less than ten months to complete, also contains an R&D centre and an administration office. Eventually, 150 people are to be employed in the building, with the production to be fully operational by spring 2021. It has been built in compliance with the most stringent environmental protection guidelines, in line with BREEAM ‘Very Good’ certificat

7R has started construction of a 9,700 sqm build-to-suit centre in Bydgoszcz. The new building at 7R Park Bydgoszcz I will house a parcel sorting centre for an undisclosed tenant specialising in logistics solutions for the e-commerce sector. The centre is due to be completed in Q1 2027.

Tight supply leaves tenants competing for warehouse space

Poland’s overall warehouse vacancy rate is around 7 pct, but large, well-located warehouse space is becoming much harder to find. Companies looking for more than 15,000 sqm are increasingly competing for the same buildings. According to SQM Advisory, the squeeze is no longer confined to the very largest warehouses; availability of mid-sized units is also tightening.

Warehouse market picks up as tenants expand

Poland’s warehouse market picked up noticeably in the first half of 2026 after a year dominated by lease renegotiations. New leases and expansions made up 60 pct of tenant activity, while cautious development kept new supply in check. The vacancy rate fell from 7.1 pct at the end of March to 6.3 pct at the end of June, according to JLL.

Warehouse demand strengthens as availability tightens in Poland

Poland’s warehouse market gained momentum in the first half of 2026 as occupier demand picked up while the development pipeline continued to shrink. Gross take-up rose 21 pct year on year, while net take-up – covering new leases and expansions – jumped 58 pct to more than 2.1 mln sqm. The vacancy rate fell to 6.3 pct and space under construction dropped to its lowest level in more than nine years. According to Axi Immo, the combination of strong demand and limited new supply could stimulate rent rises in many markets.

Poland’s warehouse market looks beyond space

Poland’s modern warehouse and industrial stock has reached 37.44 mln sqm. Demand rose by 47 pct year on year in the first quarter of 2026. At the same time, companies are raising their expectations of what such facilities should offer. Floor space and location remain important, but so do flexibility, automation and the potential for future expansion.

Electrical engineering firm Chorus Research Engineering Distribution has leased nearly 10,000 sqm of warehouse space at CTPark Bucharest North.

7R signs 6,500 sqm lease with Berner Polska in Kraków

7R has signed a long-term lease with Berner Polska for nearly 6,500 sqm at its 7R Hub Nowa Huta logistics and technology development in Kraków.

Warehouse Market Tightens

Poland’s industrial and logistics market entered the second half of 2026 with demand rising and available space continuing to shrink. According to Cushman & Wakefield’s latest MarketBeat report, the vacancy rate fell to 6.6 pct in the second quarter, its lowest level since 2023. Tenants remained active in signing new leases during the first half of the year, while developers continued to take a cautious approach. The value of investment transactions in the logistics sector was also 13 pct higher than a year earlier.

Reino IO Piotrków BTS completed

Reino IO Logistics has completed Reino IO Piotrków BTS, a nearly 27,000 sqm cross-dock logistics centre in Piotrków Trybunalski, central Poland. The investor is the Polish Logistics platform, managed by Reino IO Logistics, while Kajima Poland was responsible for the design and general construction under a design-and-build contract.

Poland’s Logistics Investment Market Posts Strong First Half

Poland’s industrial and logistics investment market recorded EUR 782 mln in transactions in the first half of the year, across 18 deals. This was 36 pct above the five-year average and the sector’s third-highest first-half investment volume on record, after 2020 and 2021. The strong showing was driven by more than a return of large deals, however. Investors are increasingly prioritising long-term, predictable income, while sale-and-leaseback transactions are becoming an increasingly important way of bringing assets to market.

Poland’s Warehouse Demand Hits 2022 High

Poland’s industrial and logistics market entered 2026 with a marked increase in tenant activity. In the first half of the year, demand reached its highest level since 2022, while the vacancy rate fell to its lowest level in more than three years. At the same time, Poland’s total modern warehouse stock approached 37.5 mln sqm, reinforcing the country’s position as the most developed logistics market in Central and Eastern Europe.
