CZECH REPUBLIC Strabag gets started on Smíchov City

Construction
A consortium led by Strabag has started the construction of the first phase of Sekyra Group’s large scale Smíchov City urban development on a 40 ha plot in Prague.

The contract for the consortium, which is made up of Austrian constructor Strabag (52 pct) along with local firms Aspira Construction (32 pct) and Instalace Praha (16 pct), is worth CZK 2.31 bln (app. EUR 85 mln). In the first phase, covering 25 ha of the site, around 400 flats, 8,000 sqm of office space and 6,300 sqm of retail is to be built as well as a 1 km long and 28m wide boulevard. The work is scheduled for completion in 2024.

The Smíchov City project will completely change the appearance of this up-and-coming district of Prague while offering new high-quality residential accommodation. The varied mix of flats, offices and extensive leisure areas will create a modern and liveable city district with a lasting contribution to the quality of life in the Czech capital.

Smíchov City is situated on the brownfield site of a former freight rail depot. Over the next twelve years, housing for 3,300 people, offices for 9,000 workers, a school and two new parks are to be developed. Public areas and green spaces account for 60 pct of the development.

At the end of Q2 2021, the total modern office stock in Warsaw amounted to almost 6.1 mln sqm, according to the latest figures from PINK (the Polish Chamber of Commercial Properties). The vacancy rate was up by 1.1 pp q-o-q and by 4.6 pp y-o-y to 12.5 pct.
