Eagle JVCo has agreed to acquire a portfolio of purpose-built student housing with around 800 beds and two development sites in Poland.

Eagle JVCo is an investment vehicle that was established in 2019 by Vienna-based Value One and Nuveen Real Estate (on behalf of its parent company, the New York-based TIAA pension fund). Eagle was advised by Akron Management, Savills, Crido Legal, B2RLaw and Linklaters for this transaction. The identity of the vendor and the properties in question have yet to be disclosed. Star Capital Finance (SCF) has been in the news again recently with the EUR 110 mln acquisition in a joint venture of a portfolio of six Polish retail parks. This followed the purchase of the Jantar shopping centre in Słupsk earlier this year and its entry into the Romanian market. In 2024, it made an even bigger splash with the EUR 285 mln deal for six Polish shopping centres – which was voted CEE Transaction of the Year at the Eurobuild Awards. So, we spoke to the CEO of the Prague-based investor, Josef Malíř, about SCF’s approach to the ever-changing retail sector.

Warsaw's office market headed into the second half of 2026 with falling vacancy rates and strong leasing activity. By the end of the first half of the year, the vacancy rate had dropped to 8.5 pct., according to the latest CBRE data.

Departments from the group's various companies, previously working in multiple places, will be consolidated in one location. In total, the Enea Group will occupy 11,700 sqm of office space – marking it the largest office transaction in the Poznań market so far this year.

Poland Strabag to build for Wrocław Airport

Wrocław Airport is to construct a terminal to serve passengers travelling outside the Schengen Area. The project. which is being developed in an investment of PLN 15.4 mln, will increase the airport's capacity, improve passenger traffic management, and maintain a high level of comfort until the expansion of the main terminal is completed. Strabag is the contractor for the project, and the work is to be completed by April 30, 2027.

Czech Republic Gridarch completes centre for BMW

Developer Gridarch has completed the third phase of construction at Ostrava Airport Multimodal Park in Mošnov. Three new industrial buildings including office space with a total leasable area of 124,000 sqm will be used by BMW Group as its overseas logistics distribution centre.

The Polish Chamber of Commercial Real Estate (PINK) has published figures on office market in Warsaw for Q2 2026. As of the end of June 2026, total modern office stock in Warsaw accounted for almost 6,236,400 sqm.

Atal launches Unii Lubelskiej

Atal has put 319 apartments on the market as part of its latest development in Poznań – Atal Unii Lubelskiej. The project is being built on ul. Heleny Tadeuszak in the city's Rataje district.

Senate votes to standardise house price reporting

The Polish Senate has passed an amendment to the Act on the Protection of the Rights of Purchasers of Residential Units and Single-Family Homes and to the Developer Guarantee Fund. The new regulations do not change the obligation to publish the prices of homes on investment websites, but introduce a uniform method for submitting this data to the state portal dane.gov.pl.

Develia to build Skorosze Vita

Develia has begun selling apartments in the new Skorosze Vita development in Warsaw's Ursus district.

GN Group buiilds first student hall

Construction work has begun on a new student residence on ul. Pułaskiego in Poznań. The general contractor is WPIP Construction, and completion is scheduled for September 2027.

Building permits a scarce resource

The increasing length of time it takes to issue building permits is changing the rules of the game in the Warsaw residential land market.

Yareal builds in Żoliborz

Sales have been launched for 66 apartments in Yareal’s first project in Warsaw’s Żoliborz district.

First stage of Nowa Praga completed

The first phase of the Nowa Praga residential development has been granted an occupancy permit, with apartment handovers soon to begin. The new development by Asbud comprises three residential buildings with 280 units of one to five rooms—ranging from 31 sqm to 125 sqm as well as one apartment with two floors.

Pekabex to build for Mosaic

Pekabex has signed an agreement with Mosaic Łacina Studentliving, part of the Mosaic World Group, to build a student residence in Poznań . The project will be built near the Rataje roundabout and is expected to be completed before the start of the 2028/2029 academic year.

Cavare commercialises Jankego apartments

Cavare is taking on the role of an independent PRS property operator. The company has opened a leasing office in Katowice at ul. Jankego 15, and has begun commercialising the 164-apartment complex.

Alides announces project in Żoliborz

Belgian real estate investor and developer Alides, is planning a new project in Warsaw's Żoliborz district. The planned development will comprise around 10,500 sqm of usable space.

Olivia Pulse to start rentals in Gdańsk

Olivia Centre has set up a company called Olivia Rent to manage rentals at the new Olivia Pulse apartment building. Scheduled to open around September, the building will comprise over 200 apartments, to give the centre a mixed-use character.

An end to housing subsidies

Key trends in the new apartment market were the subject of intense discussions during this year's Real Estate Forum in Sopot (June 10-12), which gathered several hundred representatives from development, construction, investment, and consulting companies.

More students, still too few beds

Poland's student population has returned to the same numbers seen a decade ago of over 1.32 mln students, placing Poland as the country with the sixth highest student population in Europe, behind France, the United Kingdom, Germany, Italy, and Spain.

Torus opens all.inn

The all.inn student residence hall has officially opened on ul. Konarskiego in Gdańsk's Wrzeszcz district. The four-storey building features 35 fully furnished rooms, each with a private bathroom and kitchenette.

Neighbourhood becoming more important in home purchases

According to 'The Living 2040' report, today's residents are more aware, pragmatic, and demanding of the place they live.

Warsaw fourth most unaffordable European city

Warsaw ranks as the fourth least affordable capital for a single person, with essential monthly expenses, including housing, food, transport, personal care and leisure, totalling EUR 1,836. With the average net salary standing at EUR 1,911, these costs absorb 96.1 pct of typical earnings, leaving residents with just EUR 74 per month. Only Lisbon, Tirana, and Athens offer worse affordability among the 37 capital cities surveyed by Tradingpedia.

StudentSpace to build second centre in Warsaw

StudentSpace, a student housing platform developed by SIGNAL, Griffin Capital Partners, and Echo Investment, has begun construction of its second Warsaw project. The six-storey development will be located in the southern part of Warsaw’s Mokotów district. The development, scheduled to open in Q3 2027, will add nearly 600 beds to Warsaw's PBSA market.

Poland unprepared for ageing population

JLL's latest report, 'TheSenior Housing Market in Poland', reveals a deep supply gap, coupled with a solid demand base. Poland is aging the fastest in the European Union, yet has one of the lowest availability of 24-hour care facilities and senior housing.

Quorum Tower reaches final height

The Quorum Tower residential block in Wrocław has been topped out at 137m. Already, 250 apartments have been sold. Situated within the Old Town, a short walk from the Market Square, it is surrounded by restaurants, cafés, and service outlets along ul. Sikorskiego.

Moja Oszmiańska arises in Warsaw

The Moja Oszmiańska residential project is being jointly developed by Grupo Lar Polska and Hanner in Warsaw's Targówek district. The investors have now announced that the general contractor is to be Erbud, which is to sign a PLN 51.6 mln contract.
