POLAND Generation Park Y ready for use

Generation Park Y in Warsaw, Skanska’s tallest office building in the CEE region, has now been issued with an occupancy permit.

The 37-storey building, which is 140m in height, comprises 47,600 sqm of leasable space. It forms part of the 88,000 sqm Generation Park complex developed by Skanska, which is situated off the Rondo Daszyńskiego roundabout in Warsaw’s Wola-Centrum business district. Generation Park Y will serve as the new headquarters of PZU Group, which has leased all the office, retail, storage and parking space in the building (47,000 sqm). The insurance company is expected to take up occupancy of its new offices in Q2 2022.

According to Skanska, it is also the most sustainable skyscraper in the Polish capital, as it has been designed in line with Platinum ‘LEED’ as a well as Well Core & Shell and Building without Barriers certification.

Generation Park Y is the culmination of our largest project in Warsaw. We are delivering our flagship project and we are pleased that one of the most important Polish companies, PZU, is on board. The Generation Park complex and its commercial success to date confirm that our strategy of creating future-proof, healthy and safe office spaces, taking into account both the needs of people and the natural environment, brings the desired results. In times of uncertainty, we have managed to set a sure and stable path. This is extremely important from the point of view of tenants and investors.

Generation Park X (21,400 sqm) was sold in 2018 to Hansainvest Real Assets for EUR 83 mln, while the 19,000 sqm Generation Park Z was acquired by Deka Immobilien in Q1 2020 for EUR 98 mln. Skanska has so far declined to comment on market rumours that it is preparing the sale of Generation Park Y for around EUR 300 mln to a joint venture between two international investors.

According to data from the National Bank of Romania analyzed by the Cushman & Wakefield Echinox, the real estate and construction sector became the second largest recipient of foreign capital in Romania, after industry. The sector attracted approx. EUR 2.2 bln of foreign direct investments in 2023, as the share of this economic activity in the overall FDI stock stood at 17.5 pct at the end of 2023.
