POLAND KGAL buys Villa Offices for EUR 87 mln

German asset manager KGAL has acquired the Villa Offices (Biura przy Willi) building of the Warsaw Brewery (Browary Warszawskie) complex from its developer Echo Investment for around EUR 86.7 mln.
The 16,700 sqm building in Warsaw’s Wola-Centrum district was completed in 2020 and is BREEAM ‘Excellent’ certified. It is fully leased, with its main tenants being Accenture and WeWork. With its superior quality, reputable tenants and stable cash-flow, Villa Offices is an excellent asset for this strategic investor. GTC has signed a EUR 148.8 mln loan agreement with Berlin Hyp to refinance the bulk of its German residential portfolio and support further capital expenditure in selected assets. The new facility matures in 2031 and replaces the existing loan previously provided by another financing institution, extending the debt maturity profile of the Group and further strengthening its long-term financing structure.

EUR 1 bln transaction volume

Poland’s investment market has started 2026 with the highest transaction volume since 2022. According to Colliers’ estimates, total investment turnover in the first quarter of 2026 reached EUR 1 bln, representing a 40 pct year‑on‑year increase. The quarter was also marked by strong transactional liquidity, with 26 deals completed across 54 properties. Over the coming months, Colliers expects a continued recovery in investment activity.
