According to Newmark Polska’s Office Occupier – Kraków Office Market report, rising vacancy outside the city centre and limited new supply are creating increasingly different conditions across Kraków’s office market.

LPP has reached the 4,000-store milestone, strengthening its position as one of Europe’s leading fashion retailers. The Gdańsk-based group, owner of Reserved, Cropp, House, Mohito and Sinsay, is present in 47 markets, with its retail network covering more than 3.2 mln sqm across three continents.

Poland is strengthening its position among developed markets. S&P Dow Jones Indices has decided to reclassify the country from an emerging to a developed market. The change will take effect in September 2027, when Poland will join the S&P Developed BMI as the 27th country in the index. FTSE Russell and STOXX already classify Poland as a developed market.

The Pomeranian Voivodeship Office in Gdańsk has selected Tryton Business House as the new headquarters of the Provincial Disability Assessment Board. The board will occupy nearly 1,600 sqm of office space.

X-kom has opened in Nowe Bielawy in Toruń, alongside a refurbished NEONET store, bringing electronics, consumer electronics and household appliances together under one roof.

Decathlon has extended its lease at Warsaw’s Vis à Vis Wilanów retail park, where it has been a tenant since 2018. The store occupies 607 sqm.

Henkel Hungary and ARM Hungary, the two largest tenants at Millennium Gardens in Budapest, have expanded their office space and signed new long-term lease agreements at the scheme.

Romanian investors have acquired commercial real estate worth a combined EUR 2.066 bln over the past 20 years, with 69 pct of that capital invested since 2020, according to Fortim Trusted Advisors, a member of the BNP Paribas Real Estate Alliance.

Harden Construction is building Panattoni Park Toruń II, a 16,500 sqm cross-dock facility in Lubicz Dolny near Toruń. InPost will be the main tenant.

Alides Polska will start work in September on the redevelopment of the Perun technical gas plant in Warsaw’s Praga-Południe district. The project will combine 242 new apartments with the restoration of the site’s historic industrial halls.

Tecnia Europe has leased nearly 2,800 sqm of warehouse and office space at Hillwood Grodzisk Mazowiecki, marking the company’s first operational footprint in Poland. The new facility will serve customers in Poland and across Europe.

Varitex has launched apartment sales for the third stage of Osiedle Zastawna OdNova in southern Łódź. The stage will comprise 16 terraced buildings with single-family and two-unit homes, most with private gardens.

Poland’s construction sector is facing increasing labour shortages, with the industry short of around 150,000 workers. Turnover among engineers has reached 42 pct, according to Randstad’s latest report, 'Labour Market in the Construction Sector: Trends, Challenges and Recruitment Strategies for 2026'. Demographic changes, rising employee expectations and the sector’s shift towards Construction 4.0 are adding to the pressure.

ATC Cargo has started operations at a new 70,000 sqm logistics centre in Barniewice near Gdańsk. The facility will handle fulfilment and e-commerce operations.

Cavatina Holding, the developer of Quorum Tower on ul. gen. Sikorskiego, is redeveloping approximately 3.8 ha of public space around the project at its own expense. The works include new riverside boulevards, public squares, cycle paths and upgraded streets, with parts of the area already open to residents.
Kraków’s office market saw a sharp drop in tenant activity in the first half of 2026, while the gap between central and non-central locations continued to widen. Gross take-up fell 58 pct year on year to 73,000 sqm, while net take-up dropped 27 pct to 36,000 sqm, according to Axi Immo’s latest report.
Germany’s Federal Financial Supervisory Authority (BaFin) has signed a 15-year lease for approximately 23,000 sqm at RAW Frankfurt. The authority is expected to move in in 2028, following the completion of the landmark property’s redevelopment.
The National Heritage Board of Poland (NID) has relocated its headquarters to HOP at ul. Chmielna 132/134 in Warsaw. The institute has leased nearly 3,800 sqm across five floors. Following the deal, the building owned by Syrena Real Estate is 98 pct leased.
Adgar PDT Wola, a former department store at 8/12 Młynarska Street in Warsaw, has received LEED Gold certification with a score of 79 out of 100. The 1950s building was converted into an office and commercial property and now offers 8,512 sqm of total space.
Tenants leased almost 70,600 sqm of office space in the Tricity in the first half of 2026, an increase of more than 32 pct year on year. At the same time, the vacancy rate fell to 10.4 pct, one of the lowest levels among Poland’s main regional office markets.
Philips Polska, which has been a tenant at Łódź’s Symetris Business Park for several years, has expanded its office in the complex to almost 9,700 sqm.
Around 73,000 sqm of office space was leased in Kraków in the first half of 2026, 52 pct less than in the same period last year. Leasing activity nevertheless picked up sharply in the second quarter, with take-up three times higher than in the first three months of the year.
Hyundai Motor Poland has renewed its lease at Wołoska 24 in Warsaw and expanded its office space by around 30 pct. The company will now occupy nearly 1,700 sqm, up from around 1,300 sqm.
Tenant activity slowed in Wrocław in the first half of 2026. Two office projects were completed in the first quarter, leaving no buildings under construction. The vacancy rate also edged down. However, with around 295,000 sqm of space available for immediate occupation, it will take time for the market to rebalance, according to Newmark Polska’s 'Office Occupier – Wrocław Office Market' report.
Drutex has begun the second phase of an expansion of its headquarters in Bytów, northern Poland. The PLN 30 mln project will refurbish its existing office building and connect it to the rest of the complex, which was completed last year. Allcon has been appointed as the general contractor.
WSP Polska, a global engineering and consulting firm, has signed a lease with Karimpol Polska for 1,100 sqm of office space on the 12th floor of Skyliner II. The office will house WSP’s engineers and consultants specialising in building services, infrastructure, environmental services and sustainability.
Warsaw and Poland’s regional office markets are increasingly moving in different directions. In the capital, strong demand and limited availability of prime space are leaving tenants with fewer options, while greater availability in the regional cities gives companies more freedom to relocate.
Signum Work Station office building on ul. Domaniewska in Warsaw’s Mokotów district has received ActiveScore Platinum certification. The certification recognises the building’s comprehensive facilities and amenities for cycling and other forms of active mobility.
Office take-up across Poland’s regional markets totalled 310,000 sqm in the first half of 2026, down 21 pct year on year. At the same time, net demand increased, new supply remained limited and tenants increasingly focused on the highest-quality office space. FutureMeds, a company specialising in clinical trials for new drugs and therapies, is expanding its presence at the Infinity office building in Wrocław. Under a long-term lease agreement, the company has taken an additional 592 sqm on the building’s fourth floor. Following the expansion, FutureMeds’ headquarters and clinic will occupy more than 1,700 sqm at Infinity.
