HUNGARY Third HelloPark launched west of Budapest

A 400,000 sqm gla HelloPark is to open in Páty on Budapest’s western outskirts.

This is the largest development project by the company, which is owned by Hungarian real estate investor Futureal. The group’s industrial and warehouse portfolio has now reached 900,000 sqm gla, all of which is in the Budapest area.

HelloParks Páty, situated on a 100 ha site off the M1 motorway, will be easily accessible from Budapest city centre.

Preparations for the first phase have already begun. The first building will offer 55,000 sqm of warehouse space and is expected to be handed over in Q3 2022. Investment costs for the project will come to more than EUR 50 mln.

The minimum leasable area for the ‘big box’ type halls will be 3.300 sqm, while the flexi-box buildings will comprise units of 500, 1,000, 2,000 sqm for smaller tenants. The park will also offer short-term offices, a Hello Café and conference rooms with catering services. The facility to be built in Páty, like other HelloParks, will be BREEAM certified.

HelloParks has recently announced the development of a large industrial and logistics centre on a 76 ha site in Fót (north-eastern Budapest) for a 330.000 sqm of warehouse and industrial project, while a development on a 46 ha plot in Maglód (east of the capital and close to its international airport) will offer 193,000 sqm.
