ROMANIA Two Campus 6 buildings sold for EUR 97 mln

Investment & finance
Skanska has finalised the sale of two buildings of the Campus 6 office complex in Bucharest to Austrian real estate investor S Immo for EUR 97 mln.

The acquisition of the two 11-storey buildings, 6.2 and 6.3 of the complex, along with their 463 parking spaces, was announced at the end of last year. Together they have a combined area of 38,000 sqm. The buildings are 99 pct leased with their main tenants being Microsoft and Société Générale. The project is LEED ‘Gold’ and Well ‘Silver’ pre-certified. The annual rental income of the two office buildings is around EUR 6.7 mln, representing a yield of 6.8 pct.

The Campus buildings are a first-class addition to our portfolio in the Romanian capital. Bucharest is currently one of the most important office markets in CEE and has developed into one of the most important IT & telecommunications locations in Europe. We are absolutely convinced that we will continue to see strong development here in the coming quarters.
Friedrich Wachernig, a board member of S Immo

Skanska was assisted by PeliPartners throughout the entire sale and handing over process.

Campus 6, off the junction of Bd. Iuliu Maniu and Bd. Vasile Milea west of Bucharest city centre, will eventually comprise 81,000 sqm in four buildings. It also features the first rooftop running track in Romania. Campus 6.1 (22,600 sqm) was sold to another Austrian real estate investor, CA Immo, in Q2 2018 for EUR 53 mln.
