POLAND Carbon Tower now almost full

Cavatina Holding’s Carbon Tower office development in Wrocław, which came into use in mid-2019, is now 94 pct leased.

Recently signed lease agreements with Farutex and Mitsubishi Electric, as well as with Kancelaria Prawna Lebek i Wspólnicy, have resulted in Carbon Tower now being 94 pct occupied. Other tenants of the building include Eneris Group, Lux Med, Idea Getin Leasing, Tenderhut, Arcadis, Prostep and Selsey.

The building’s excellent market reception has been followed by a lot of interest from investors. According to our model, after the construction is completed and the appropriate level of commercialization is achieved, we actively manage the buildings and prepare the sales process, provided that we obtain an attractive offer that allows us to effectively reinvest the capital and increase value. There is also a chance that this building will be the first in our current investment portfolio to change hands.

The 15-storey Carbon Tower is situated on ul. Fabryczna in Wrocław’s western business district. It contains more than 19,000 sqm of office space, along with such services for tenants as cycling amenities, Quickwork serviced offices and a medical clinic. It is Well Health & Safety certified and BREEAM certified at the ‘Very Good’ level.

The development is the second by Cavatina Holding in the city, following Diamentum Office. At the end of 2020, the developer began the construction of its large-scale, city-forming Quorum project on ul. Sikorski, on the banks of Odra in Wrocław's Szczepin district (just west of the city centre). The complex will comprise more than 90,000 sqm of office space, app. 3,000 sqm of retail and services, 330 apartments for rent from Resi Capital and 0.7 ha of terraces and greenery. Building B Quorum will be 140m in height and the second tallest building in Wrocław. The three projects mean that the company will eventually have developed almost 117,000 sqm gla in Wrocław.
