Office lease transactions remain depressed due to the adoption of hybrid work models, while the technology sector is proving the most active in leasing office space, according to JLL.

Overall 778,000 sqm of leases were signed over the first three quarters of the year, with over 380,000 sqm leased in major regional cities.

There is a growing awareness that the challenges caused by the pandemic will be with us longer than initially anticipated. This is why many companies, which are experiencing the negative effects of remote working, are developing new operating models and returning to offices by using hybrid work. There is a need to strengthen the sense of belonging, deepen trust and integrate company teams. For many employees, working in an office also helps them strike a work-life balance. However, it takes time to draw up in-depth requirement analyses and long-term strategies and these factors have resulted in lower transaction volumes.

Leading technology companies have leased nearly 130,000 sqm outside Warsaw since the beginning of the year, accounting for around a third of the total volume. The modern business services sector is also becoming more active as can be seen by such leases as Wella in Brama Miasta in Łódź, Boehringer Ingelheim in Centrum Południe in Wrocław, Grass Valley in High5ive in Kraków, and Hyland Software in Global Office Park in Katowice. Kraków, the Tricity and Wrocław once again saw the highest volumes accounting for over 70 pct of regional lease agreements. The largest lease agreements included Rockwell Automation with a total area of 19,500 sqm in A4 Business Park in Kraków, 15,600 sqm renegotiated by an undisclosed business services client in the Kapelanka 42 building in Kraków and 12,300 sqm leased by 3M in the MidPoint 71 in Wrocław. Total office stock in Poland now totals 12.1 mln sqm, with regional cities accounting for almost 6 mln sqm. Regional markets account for around a third of new supply with 145,800 sqm delivered out of a total of 436,000 sqm nationwide. Currently, a total of 1,12 mln sqm is under construction, down 14 pct y-o-y, which marks an eight-year low. Regional markets account for 700,000 sqm of this figure. Since the beginning of the year, over EUR 1.2 bln investment transactions have been signed in Poland, down 19 pct y-o-y. One notable deal of the period was the purchase of the BUMA Group portfolio by Partners Group for over EUR 200 mln. The average vacancy rate in Poland currently stands at 13 pct. In Warsaw and 13.5 pct in the regions. The highest monthly rents outside Warsaw are currently in Kraków (EUR 14-15.5/sqm) and Wrocław (EUR 13.5-15.5/sqm), while the lowest are in Lublin (EUR 10.5-11.5/sqm).
