Poland Warehousing on a roll

Developer activity in the Polish warehouse market at the end of September 2021 remains high according to the latest ‘Polish warehouse market in Q3 2021’ report by Axi Immo.

Completions in Q3 2021 totalled 660,000 sqm increasing the total logistics and industrial stock to 22.4 mln sqm. Currently, 3.46 mln sqm is under construction, of which over 1.22 mln sqm (+120 pct y-o-y) are developments without secured leases. Gross take-up came to 1.44 mln sqm (+16 pct y-o-y). Warehouse transactions accounted for around EUR 1.7 bln of the total EUR 3.53 bln investment volume for the first three quarters of the year with Q3 warehouse transactions alone totalling EUR 800 mln. Among the largest warehouse investment transactions selected in Q3 2021 was the sale of the Tristar portfolio (160,000 sq m) with properties in Poznań, Wrocław, Warsaw, Czeladź and Gdańsk to Exeter. In turn, Savills IM - ELF3 Fund decided to buy Panattoni A2 Warsaw Park (103,700 sqm) in Grodzisk Mazowiecki. from Invesco Real Estate. 7R was also active in Q3, selling three of its warehouse parks including 7R Park Kowale II (52,000 sqm), to Generali Real Estate. At the same time, CBRE IM became the new owner of 7R Park Poznań East and 7R Park Sosnowiec (totalling over 44,800 sqm).

The warehouse real estate sector is taking full advantage of its opportunities. After years of the market being dominated by office and retail properties, it is now at the forefront of foreign interest. Investors are focussing more attention on large multi-tenanted warehouse hubs, which accounted for more than half of all the transactions this year. The rapid development of urban logistics, as well as an increasing number of BTS projects, means that these assets are also increasingly being considered as good opportunities to monetise capital.
