Poland PINK reports growing Warsaw office market

At the end of Q4, 2021 total modern office stock in Warsaw totalled 6,150,900 sqm, according to the latest figures for 2021 from the Polish Chamber of Commercial Real Estate (PINK).
In Q4 2021, more than 31,500 sqm of modern office space was delivered to the market in three projects: Central Point (18,000 sqm), the first phase of Fabryka PZO (12,100 sqm) and EC Powiśle D3 (1,500 sqm). Total office stock in Warsaw grew by 16 office buildings with a total area of almost 325,000 sqm over 2021. At the end of Q4 2021, the vacancy rate in Warsaw reached 12.7 pct (up 0.2 pp q-o-q and 2.8 pp y-o-y). Total vacant office space came 778,400 sqm, in the centre with a vacancy rate of 1

The topping-out ceremony has taken place at the Skyliner II construction site at Rondo Daszyńskiego in Warsaw, with the construction work having now reached the building's target height of 130m. The second tower of the complex is being developed by Karimpol Polska with Warbud acting as the general contractor. The final stage of the project has now begun with work on the façade, installations, and interior finishes.

GXO has signed a lease for around 26,000 sqm of warehouse space at 7R Park Lavičky, a modern complex being developed in a joint venture with the Czech investment fund WOOD & Company. The tenant is to use the space to set up a 3PL logistics centre to support the European distribution of cosmetics company L’Oréal.

Slow start to year for Bucharest office market

Leasing transactions for modern office space in Bucharest increased by 14 pct in the first quarter of 2026 compared to the same period last year, while new demand rose by 24 pct. Even so, the market remains below pre-pandemic levels, according to Colliers data. Total new demand reached approximately 24,000 sqm in the first three months of the year, broadly in line with the post-pandemic average, but around 30 pct below the quarterly average recorded between 2017 and 2019.
