In the first half of 2026, Poland’s modern retail stock grew by more than 200,000 sqm, bringing the total to over 14 million sqm at the end of June. According to real estate advisory firm Colliers, the number of operating retail schemes rose to 738, while retail density reached 374 sqm per 1,000 residents.

NEPI Rockcastle has acquired MegaPark Barakaldo — one of northern Spain's leading shopping and leisure destinations — from Le Retail Hiper Ondara, part of HLRE Socimi, for EUR 252 mln net. The deal marks NEPI Rockcastle's entry into Spain and its first investment outside Central and Eastern Europe.

The European Bank for Reconstruction and Development (EBRD) is providing a EUR 250 mln green loan to NE Property BV, a subsidiary of NEPI Rockcastle, to finance sustainable real estate investments across Central, Southern and Eastern Europe.

The era of comfortable office leasing conditions in Warsaw has come to an end, according to Walter Herz. Record-high demand, combined with the lowest level of developer activity in more than a decade, has led to a sharp decline in the availability of modern office space, particularly in the city's central business districts. As a result, landlords have gained significant leverage in lease negotiations, prompting a fundamental shift in the leasing strategies of the market's largest occupiers.

The Tatra banka Group is to move its Slovakian headquarters to Pribinova 1, an office project being developed by JTRE in Bratislava. This eight-storey office building will comprise more than 20,000 sqm gla with an additional 2,000 sqm of retail space.

Bucharest’s office market is gaining momentum, with occupier demand picking up as companies sign new leases and expand, while the supply of new space remains limited. Net take-up accounted for 73 pct of total leasing activity in H1 2026, up from 53 pct a year earlier, pointing to a shift in corporate strategies as businesses resume their growth and expansion plans.

Vaillant Saunier Duval, a leading provider of heating, ventilation and air-conditioning, is relocating its Warsaw headquarters to the Novu building at Al. Jerozolimskie 195A, where it has leased 1,111.52 sqm for its new office and training centre.

The construction of Poland’s first nuclear power plant has reached an important milestone. Bechtel, the project’s general contractor, is taking over management of the construction site from Polskie Elektrownie Jądrowe (PEJ). At the same time, Budimex, one of Poland’s largest construction companies, has begun the earthworks.

In Q2 2026, Poland’s retail property market saw a clear upturn in new supply, with 134,500 sqm of space added. According to BNP Paribas Real Estate Poland, retail parks are the main driver of market growth, accounting for the largest share of both newly delivered space and projects under construction. The sector’s strength is also reflected in rising retail sales figures and the arrival of new international brands.

Royal Greenland, an international company specialising in fishing and seafood processing, has opened a European shared services centre (ESSC) in the Wave building in Gdańsk's Oliwa district, which is owned by Skanska CDE. Colliers advised the tenant during the transaction process.

A manufacturing and industrial sector company has extended its lease for app. 45,500 sqm at the Sosnowiec Distribution Centre. The landlord, CBRE Investment Management, was advised by Cushman & Wakefield during the transaction, while also being supported by Argon Legal.

Grospol, a Polish manufacturer of office chairs and armchairs, has leased over 6,400 sqm of warehouse space at Prologis Park Łódź. The new location will support its production facility in Brzeziny, taking over a significant portion of its warehousing and distribution processes.

Formade, the owner of the Fabryka Form furniture and home fittings store chain, has renewed its lease at the MLP Pruszków II logistics park for another term. The company has been operating at the park since 2021. Triflow advised the tenant throughout the lease renegotiation process.

7R has acquired a 14 ha site in Stara Wieś near Nadarzyn (about 27 km southwest of central Warsaw) for the development of a 60,000 sqm warehousing and logistics park.

Wrocław Airport is to construct a terminal to serve passengers travelling outside the Schengen Area. The project. which is being developed in an investment of PLN 15.4 mln, will increase the airport's capacity, improve passenger traffic management, and maintain a high level of comfort until the expansion of the main terminal is completed. Strabag is the contractor for the project, and the work is to be completed by April 30, 2027.
