Around EUR 898 mln worth of investments were traded in the Czech Republic in Q1 2022, demonstrating a 210 pct year-on-year increase according to the latest research by Savills.
Without the c. EUR 1.3 bln Residomo transaction which was closed in Q1 2020, this quarter's investment volume would be the highest since Q1 2019. The office sector showed a strong rebound in Q1 2022. From the previous quarter, office investment volume increased by 134 pct to nearly EUR 519 mln. This was also 218 pct above the sector's Q1 2021 volume and the highest since Q4 2016 when Florentinum and The Park traded, both being amongst the largest office developments in Prague. Their share of new supply continues to grow, with developers pursuing projects in both major cities and smaller towns. At the same time, the format is moving beyond its traditional focus on discount stores and convenience retail. According to the 'Retail parks uncovered' investment report prepared by Avison Young in cooperation with CMS, Newgate Investment and PROH, Poland currently has 3.8 mln sqm of retail park space, accounting for 25 pct of the country’s modern retail stock. A further 746,000 sqm across 88 projects is under construction.

Retail takes a third of Q2 investment

Retail accounted for 36 pct of total commercial real estate investment in both Poland and Italy in Q2 2026, the highest share among the eight European markets reviewed in the latest Focus Estate Fund ‘Quarterly Litmus Paper’. The report points to sustained investor demand for retail parks and food-anchored assets, supported by low vacancy, resilient consumer spending and a constrained supply of high-quality space.
