POLAND Investika and Bud buy Tensor

Czech fund Investika realitní fond and Luxembourg-based private investment company Bud Holdings have acquired Tensor Office Park in Gdynia for more than CZK 1 bln (app. EUR 40.5 mln or PLN 187 mln).

Tensor Office Park, which is situated in Gdynia Redłowo, comprises three buildings (X, Y and Z) with a combined area of 20,075 sqm. It is 100 pct leased and also features internal green space. The complex is managed by Greenstone Asset Management on behalf of its owner, Dutch investor EuroEast, which itself acquired the property in Q4 2017 from Inopa.

The Polish real estate market offers a wide range of interesting investment opportunities and Tensor is indeed one of these. It matches our investment criteria by being a superb, fully occupied A-class office building in a great location, with unique WAULT and imaginative architecture. We strongly believe that Tensor, as our fifth Polish property, is the right asset for our fund. Our portfolio already consists of more than 30 commercial buildings and projects in four different European countries. This latest acquisition will further improve our geographical asset diversification.

Investika realitní fond entered the Polish market in Q1 2021 with the acquisition of Szyperska Office Center (SOC) in Poznań and has since bought two HGV service stations (in Gdańsk and Wrocław).

Peakside Capital has signed a lease agreement with courier company DPD Polska for 7,000 sqm of cross-dock space at the City Point Targówek park in Warsaw. The complex is currently being completely redeveloped. It will ultimately provide nearly 100,000 sqm of commercial space. DPD Polska will move into the completed facility later this year.

The value of MLP group’s investment properties rose 31 pct, to more than PLN 4.4 bln (EUR 945 mln). Consolidated revenue improved 39 pct y-o-y, to PLN 279.1 mln (EUR 59.5 mln), driven by an increase in leased area combined with higher rental rates. Last year, MLP group earned PLN 422.4 mln (EUR 90.1 mln) in net profit.

Kajima and Griffin invest in green energy
