POLAND Cordia gets Modena underway

Residential
The cornerstone has been laid for the revitalisation of the former Modena clothing factory in Poznań’s Jeżyce district, just west of the Old Town. A green housing estate is to be built on the site in the style of the traditional tenement houses in the neighbourhood.

In the first stage, Cordia, the residential wing of Hungarian developer Futureal, plans to develop a six-storey building with an eight-storey dominant element on the site.

The phase also includes the restoration of a historic avenue of plane trees. Work has already started on subsequent stages of the investment, but the developer has now confirmed that two buildings on ul. Jackowski and ul. Kraszewski are to be restored, as will the characteristic 1980s neon sign.

This is our first project in Poznań, so I am even more pleased that we have achieved what many before us have failed to do: to ensure that this forgotten but key place for the city's identity is given a second life. For Cordia, this is a dream project, because our group has a lot of experience in the field of urban regeneration. Our portfolio includes, among others, the Corvin Promenade project in Budapest, which is one of the largest examples of the comprehensive revitalisation of the entire city quarter in Europe.

In the first stage, nine commercial units and 263 flats are to be built, most of which will be one- and two-room units. The dominant section will contain two-storey apartments with terraces overlooking the city. Modena will also include a relaxation area with benches and hammocks, as well as an internal green patio. Among the green features of the project, Cordia is installing photovoltaic panels, green roofs and a storage reservoir connected to an automatic irrigation system.

Peakside Capital has signed a lease agreement with courier company DPD Polska for 7,000 sqm of cross-dock space at the City Point Targówek park in Warsaw. The complex is currently being completely redeveloped. It will ultimately provide nearly 100,000 sqm of commercial space. DPD Polska will move into the completed facility later this year.

Poland MLP has plans and has outcome

The value of MLP group’s investment properties rose 31 pct, to more than PLN 4.4 bln (EUR 945 mln). Consolidated revenue improved 39 pct y-o-y, to PLN 279.1 mln (EUR 59.5 mln), driven by an increase in leased area combined with higher rental rates. Last year, MLP group earned PLN 422.4 mln (EUR 90.1 mln) in net profit.
