POLAND Trei gets moving with first Polish PRS project

Trei Real Estate Poland has started work on its first PRS investment in Poland. The estate is situated on ul. Piątkowska in Poznań’s Winiary district.

The German company is currently preparing the plot for the development of complex, which will exclusively contain rental apartments. A Biedronka supermarket, which operates on the area, is now being relocated. Strabag is responsible for all the work related to the demolition of the supermarket and the construction of a new building for the retail chain.

The relocation process for the Biedronka supermarket is the first step and will bring us closer to the main part of the multi-stage project. At the beginning of next year, we plan to start the construction of the first phase of the complex on ul. Piątkowska. We are building the Poznań PRS on the model of our investments in other countries. The apartments will be fully equipped with kitchens and bathrooms, and in addition to the residential function, we will offer many additional services, including shops.

Eventually, 450 apartments and 19,000 sqm of living space are to be built along with 875 sqm of retail/services, in an investment of around EUR 41 mln. The entire project, which has been designed by Litoborski + Marciniak Biuro Architektoniczne, should be completed in 2025.

Trei Real Estate has been present in Poland since 2008, initially developing retail parks – its portfolio in the country includes 29 properties of this type, under the Vendo Park brand. In 2019, the company also entered the Polish residential market, with the purchase of a site together with a residential development project in Wrocław’s Wielka Wyspa area. The Bacciarellego 54 estate, which is scheduled for completion next year, will comprise a total of 278 apartments.

2022 was a successful year for the property developer CTP. The company, operating in 10 European countries, has successfully managed to deal with the impact of global events on the European market. In 2022, the portfolio area in the Czech Republic was expanded by 300,000 sqm, bringing the total area to 3.8 mln sqm. Rental income increased by 13 pct year-on-year to EUR 230.3 mln. At present, CTP is the largest player in the Czech industrial-logistics property market with a 28 pct share.

According to the latest Avison Young report, at the end of 2022, there were over 9.4 thousand units in the pool of apartments for institutional rent in Poland, and another 13 thousand flats were under construction. The prolonging conflict in Ukraine and the significantly reduced credit scores increase the demand for renting apartments and thus, affect the development of the PRS market in Poland.

Panattoni has completed a new build-to-own development for DHL Parcel, a division of a global logistics company. DHL acquired a cross-docking centre with area of almost 9,000 sqm late last year. The development in Kostrzyn is yet another built to suit complex constructed by Panattoni for the DHL group and yet another in the Wielkopolska region.

Peakside Capital has signed a lease agreement with courier company DPD Polska for 7,000 sqm of cross-dock space at the City Point Targówek park in Warsaw. The complex is currently being completely redeveloped. It will ultimately provide nearly 100,000 sqm of commercial space. DPD Polska will move into the completed facility later this year.
