POLAND Trei opens 41st Vendo Park – in Świętokrzyskie

German developer Trei Real Estate has opened its latest Vendo retail park in Poland – in Skarżysko-Kamienna in Świętokrzyskie province.

Construction work on the project began in H2 2021. The 8,000 sqm Vendo Park in Skarżysko-Kamienna (about halfway between Kielce and Radom, and close to Starachowice0 contains fourteen units, which are leased to Biedronka, Rossmann, Pepco, KiK, TEDi, Media Expert, Deichmann and Martes Sport, among others.

The opening brings the Vendo Park network up to a total of 41 retail parks, 31 of which are in Poland while the others are in the Czech Republic and Slovakia. In recent months, Trei has also opened Vendo Parks in Otwock on the southeastern outskirts of Warsaw and in Chorzów in Upper Silesia. The investment costs for all three parks come to EUR 28.4 mln.

The demand for retail parks continues to follow an upward trend in Poland. There are still many small and mid-sized cities where no modern shopping centres are available to retailers. But naturally, shoppers everywhere wish to have all the necessary consumer goods within easy reach of where they live. The richly varied tenant mix in the three newly opened Vendo Parks will attract not just local customers but also those from the surrounding area.

The three retail parks were developed together in a joint venture with investor Patron Capital. Within the JV, Trei is planning to develop roughly another twenty Vendo Parks in a combined investment of EUR 140 mln Two projects are currently in the project planning phase – one in Łapy (30 km southwest of Białystok) and the other in Siedlce, also in eastern Poland.

The Czech industrial real estate market passed the 11 mln sqm mark, and grew by 10 pct year-on-year. The total volume of newly completed industrial space amounted to 217,900 sqm in Q1 of this year. Increased construction activity, which has been evident on the market since the end of 2021, is now bearing fruit, according to Colliers’ regular quarterly survey.
