Poland The new face of Stara Rzeźnia is unveiled

Vastint Poland has presented its revitalisation concept for the post-industrial site of the Stara Rzeznia (the Old Slaughterhouse) in Poznań. The historic buildings of the former meat plant are to be carefully restored and will offer service, retail and gastronomic premises, as well as cultural and exhibition space.

Vastint will be developing residential and office buildings around the plazas, squares, and alleyways that replaced the demolished communist era buildings. The usable area of ​​the complex will exceed 80,000 sqm.

The concept is the result of work by teams of architects under the direction of Przemysław Borowicz, and later by the JSK studio in cooperation with city authorities, the city architect, the monument preservation department and the municipal urban plannng studio. The new project is designed to create a sustainable urban landscape with public space and a range of cultural attractions. The development of the area will maintain respect for the identity and history of the place. The revitalisation plan for Stara Rzeznia is currently the subject of public consultations organised by the city of Poznań as part of the local plan adoption procedure.

We are aware that this neighbourhood is of great importance to Poznań. We very much wanted to showcase industrial architecture and build a complex harmonios with its historic surroundings, as well as the planned Museum of the Wielkopolska Uprising, and the recreational areas of the Citadel.

The heart of the complex will be the central square surrounded by the original historic buildings from the turn of the 19th and 20th centuries designed by Feliks Moritz. These will be fully preserved and their component parts restored, including the main hall, the boiler room, the engine room, and the water tower. The brick façades will be restored to their original appearance, while the interiors will be adapted to their new functions. The square in front of the main entrance on ul. Garbary will be turned into a public space.

Despite the new buildings on the fringes of the quarter, the historic buildings will still be visible from the outside. The design also ensures that St. Wojciech’s Hill can be seen from the heart of the complex as well as the Old Town. Complementing the historic buildings, the new structures will house office and residential functions. In the western and southern part of the Stara Rzeźnia, a series of residential buildings are to be built, forming the frontage along ul. Grochowe Łąki and ul. Nowa Bóżnicza. In terms of both the architectural solutions and materials used, the new development will rake reference not only to the historic industrial architecture but also the existing development in the neighbourhood.

All the residential buildings will have an underground level intended mainly for car park use, thanks to which the above-ground level of Stara Rzeźnia will be mostly reserved for pedestrians and cyclists. Retail and services will be situated on the ground floors. Above them, 550 apartments of various sizes are intended for sale to individual clients, ranging from studios and traditional flats to penthouse apartments on the top floors. Most will have balconies or terraces. Applications are to be made for LEED Neighborhood Development and Well Community environmental certificates for the project.
