Poland Cotton Warehouse in the making

Office & mixed-use development
At the Expo Real fair, which is currently taking place in Munich, A&A Holding has just announced a new mixed-use development in Łódź – Magazyn Bawełny [Cotton Warehouse] in the Manufaktura complex. The project, which will involve the revitalisation of the former warehouse building, is expected to obtain BREEAM ‘Outstanding’ certification.

Magazyn Bawełny will comprise 8,500 sqm of class A+ office space as well as 3,500 sqm of retail and services. The investor behind the project and its owner is local company A&A Holding. The Grupa5 Architekci studio is currently preparing the design of the building and the construction work is scheduled to begin in 2023. The commercialisation of the service sections will be the responsibility of Apsys Polska, the manager of Manufaktura, which will also manage Magazyn Bawełny once it comes into use.

Łódź is a unique city in terms of revitalisation needs. Revitalisation is a huge investment challenge for Łódź. Therefore, the city has undertaken this course in a comprehensive manner in order to achieve the most desirable effects – and so it is necessary to involve private investors in this process. I am delighted that a Łódź-based investor, A&A, has taken on the task of restoring the former cotton warehouse, in the process changing its function to complement the multi-functionality of the entire Manufaktura complex. For me, it is extremely important that developers respect the rules and standards of sustainable development. Environmental issues are among the top priorities of revitalisation. Changes to the urban fabric have to involve introducing greenery and measures to limit greenhouse gas emissions. The BREEAM certification of the building at the highest possible ‘Outstanding’ level confirms that it will undoubtedly be built with the highest quality of workmanship and that it will be environmentally-friendly as well as comfortable for the people using it.
Hanna Zdanowska, the Mayor of the City of Łódź

Manufaktura is a mixed-use cultural, shopping and entertainment complex on the 27 ha site of the former I.K. Poznański factory, close to the north end of the city's central Piotrkowksa boulevard. The revitalisation project came into use in 2006.
