Poland Hotel and office complex to replace Atrium

Strabag Real Estate has announced the launch of its Upper One development – an office and hotel complex at the junction of ul. Grzybowska and Jana Pawła II in Warsaw, which will replace the now defunct Atrium International office building.

The project, which will involve the construction of a 34-storey skyscraper and a 17-storey hotel, is scheduled to come into use in 2026. Upper One will comprise 35,900 sqm of offices and app. 11,000 sqm gla of hotel space.

Strabag Real Estate has already received the demolition and construction permits. The first step in the implementation of the project will be the demolition of the Atrium International office building, which will start in Q1 2023.

For Strabag Real Estate, this is an extremely important and exciting moment. As a developer, we can offer Warsaw a modern complex in terms of architecture, design and approach to technology, in an extremely attractive but also symbolic location. It was in this precise place, at al. Jana Pawła II 23, that the business centre of the capital city was born in the 1990s. The old office building has not stood the test of time, but the economic development of the city cannot be stopped. Therefore, we are starting a new stage in the history of this location, which we have given the name Upper One. Our ambition is to tap into the potential of the site and the growing activity of tenants in Warsaw. Our aim is that the office building, which will be 131.5 m in height, will b the first in the country to have a geothermal system and many other sustainable solutions features.

Strabag’s construction division is to be the general contractor of Upper One and will also be responsible for the demolition work, while Medusa Group is responsible for its architectural design.

In addition to 34 above-ground storeys, there will also be five underground levels with 219 parking spaces, including charging points for electric cars. It will feature eight double-deck elevators (three internal and five glazed), which will be able to serve two floors at the same time. On the upper floors, tenants will have access to outdoor terraces. Improvements will also be made to the junction of al. Jana Pawła II and ul. Grzybowska.

LEED ‘Platinum’, Well Building Standard and Building Without Barriers certifications are being aimed at for the complex.
