CZECH REPUBLIC UPS HQ changes hands

UK investment group Verdion has sold the Czech headquarters and main logistics hub of US courier UPS in Tuchoměřice near Prague to Czech investment group Safichem for an undisclosed sum.

The 13,600 sqm building, which is situated at Prague’s Václav Havel Airport, was acquired by Verdion in 2018 and became the first asset in the Verdion European Logistics Fund (VELF1), which closed in 2020. The property was developed for United Parcel Services on a 15-year lease running from its completion in December 2019.

This disposal has delivered exceptional returns and outperformance despite the more challenging market environment. A combination of Verdion’s high specification, building design, prime location and the strong occupier enabled us to attract considerable investor interest.

This September, Verdion started fundraising for a second fund, seeking EUR 400 mln of equity.

Knight Frank, CMS and Glatzova advised Verdion for the sale, while White & Case, Deloitte and Grinity advised the purchaser.

The largest number of contracts were signed at the MLP Pruszków II park near Warsaw and MLP Poznań West. This year the level of commercialisation is planned to go up by about 20 pct.

Polish warehouse developed 7R has leased out the entire first stage of 7R Park Bydgoszcz, which is now being prepared for expansion. The main tenant of the first phase is now Polish logistics operator Rohlig Suus Logistics, which has decided to lease another 3,000 sqm, bringing its premises in the park up to almost 16,500 sqm.

Savills Investment Management transacted more than EUR 3.6 bln globally in private real estate equity transactions in 2022, including EUR 3.1 bln in Europe and EUR 540 mln in Asia. The investment platform completed 112 transactions across 14 countries in 2022, including around EUR 2.1 bln of acquisitions and EUR 1.5 bln of disposals, resulting in a net investment of app. EUR 600 mln.
