Poland UBH enters Poland via Wrocław

United Benefits Holding (UBH) of Austria has entered the Polish market with the acquisition of Wrocław's Silver Forum office building in an off-market deal. The company, which has so far operated mainly on the German-speaking market, is now planning further expansion in Poland.

Silver Forum is located on ul. Strzegomska, on the edge of the city's Old Town. The office building, which comprises an area of more than 9,000 sqm, has around 16,000 sqm of usable space on seven above-ground floors, while the underground car park has 165 parking spaces and there are 133 more above-ground on the surrounding site. UBH plans to optimise the property, which was completed in 2007, mainly in terms of ESG and mobility, but there are also plans to use a manage-to-core strategy to reposition the property in the market. The façade and interior will be redesigned – a "green façade" will be created, a modern heating system will be installed, and the layout will be made more flexible so that it can be used by both large companies and small start-ups. There are also plans to LEED and BREEAM In-Use certify the building.

Wrocław is the third largest city in Poland. The country has suffered the least from recession in the EU – and this is another factor that persuaded us to enter this market over the long term. (…) Wroclaw is now the second largest office market among Poland’s regional cities, coming behind Kraków. Up to now, however, development activity here has been relatively low, while tenant activity has been on the rise. The city is one of the most sought-after IT locations in Europe. The demand clearly exists, but high-quality options for future-proof working environments are lacking.
