Poland Peakside begins largest Warsaw warehouse project

Peakside Capital Advisors has begun construction of the largest logistics park in Warsaw. City Point Targówek will comprise 100,000 sqm of sustainable warehouse space about 8 km from the city centre.

The development, which is being built in Targówek Fabryczny area, will comprise six buildings offering space tailored to the operations of logistics and e-commerce tenants, as well as those seeking space for city logistics or manufacturing and warehouse space. The first building is being constructed in the BTS format for courier company DPD Polska, which will occupy 7,000 sqm.

Applications are to be made for the LEED, BREEAM and Well certificates with the aim of achieving the highest ratings under these systems. A rooftop photovoltaic system will be installed, which will provide at least 25 pct of the energy used in the complex. A building management system will also be used. In the area being developed for DPD Polska, there will be twenty parking spaces with EV charging points as well as bicycle shelters. Green areas and a recreational zone will also be provided. The project has good access to the S8 and S2 expressways.

The entire park is an example of a brownfield project developed on a post-industrial site. The existing base of some 56 tenants will gain an opportunity to upgrade and move their operations from obsolete space into modern buildings in the same location. This will entail a challenging logistic operation involving a temporary relocation of tenants. City Point Targówek is one of three logistics developments in a portfolio owned by a joint venture between Peakside Capital Advisors and Partners Group, a global private investment firm acting on behalf of its clients - the other two being Logistics Point Raszyn and Logistics Point Piaseczno.

Czech industrial hits 11 mln mark

The Czech industrial real estate market passed the 11 mln sqm mark, and grew by 10 pct year-on-year. The total volume of newly completed industrial space amounted to 217,900 sqm in Q1 of this year.
