POLAND Trei teams up with Kingstone for Polish rentals

Residential
German companies Trei Real Estate and Kingstone Real Estate have formed a partnership to develop rental apartments in major Polish cities.

Kingstone will be responsible for raising finance by identifying and approaching investors, along with setting up the investment structure and for the fund and asset management. Trei will act as co-investor and developer, acquiring the building plots, executing all the construction processes, and coordinating, together with Kingstone, the sale of projects upon their completion. Plots in Warsaw and Poznań have already been earmarked for the partnership.

The collaboration of Kingstone and Trei, which both have their principal places of business in Germany while maintaining branch offices with on-site staff in Poland, generates genuine value-added for interested investors. We are aware of the enormous potential of the Polish rental housing market, yet there have been few projects so far that investors could actually buy into. Our plan is to present the rental housing projects of Trei as a fundraising platform to investors in order to generate a total investment volume ranging in the triple-digit millions.

Trei, which is better known in Poland for its investment in the retail park segment is now moving ahead with its first rental apartment developments. Construction work on its first two such projects, in Poznań and Warsaw, is to begin in Q4 2023 and H1 2024 respectively.

The total amount of projects currently under construction increased to 969,800 sqm at the end of Q2 2024, out of which around 32 pct was already pre-leased. Twenty brands debuted on the Czech retail market between January and the end of June, the highest ever recorded in the first six months of a year. The biggest categories were Health and Beauty and F&B. All but one of the new brands opened in Prague, the other setting up shop in an outlet centre in the Moravian town of Hatě.

Together with CTP, the fashion brand is extending its current building to support the delivery of the new facility.
