With occupier demand increasingly focused on prime, well-located buildings, Warsaw’s office market is becoming more selective. Around Rondo Daszyńskiego, one of the city’s most established business locations, this trend is particularly visible. The FORM is among the office assets benefiting from this shift: since opening in early 2025, it has become fully leased, attracted a diversified mix of public- and private-sector occupiers, and demonstrated substantial day-to-day use. Its performance to date, combined with the continued evolution of the surrounding district, reinforces its position as a trophy office asset.

Construction of Panattoni Park Warsaw North III in Nadma near Warsaw has been completed. Harden Construction, the general contractor, has completed Hall A, which has almost 15,800 sqm of space. An occupancy permit has already been granted. The complex occupies a site of more than 121,000 sqm.

Matexi Polska has sold more than 75 pct of the apartments in the second stage of its Sady Żoliborz development in Warsaw. Around a dozen units remain available, mainly two-bedroom apartments, along with some three- and five-bedroom units.

An office building at ul. Żurawia 8 in Warsaw is being converted into a residential building by MS Investments and RR Enterprises. The project will comprise 69 apartments ranging from 40 sqm to 80 sqm. Dutch architectural studio MVSA is designing the project together with APMD, which is based in Warsaw.

British used-electronics retailer CeX has opened its first store at Wola Park shopping centre in Warsaw. The 170 sqm store is located on the first floor, next to RTV Euro AGD.
Hotels
More than 90 pct of European investors plan to maintain or increase their investment in hotel real estate in 2026, according to the latest CBRE survey. Prague has moved into the top 10 European cities for hotel investment, sharing seventh place with Copenhagen, Rome, Geneva and Athens.

Takeda has moved its Warsaw office to Studio A at Fabryka Norblina. The new office occupies 1,000 sqm.

Bucharest is gaining ground among Europe’s more attractive real estate markets, supported by rental growth across major sectors and investment yields that remain well above Western European levels, according to Cushman & Wakefield’s ‘DNA of Real Estate Europe Q2 2026’ report.

The Polish new-build housing market continued to recover over the summer. According to the latest Housing Price Barometer from Tabelaofert, around 4,200 new homes were sold across the country’s seven largest markets in August, almost 50 pct more than a year earlier.

The Shire – Beyond Coworking will remain at Centrum Biurowe Korona in Kraków. The premium serviced office operator has extended its lease for approximately 2,500 sqm in the Galileo building.

Fort Wola is expanding its offer with four new brands. Monnari and Ale Skarpety have already opened stores at the shopping centre, while Wędzarnia Dunikowscy and Starbucks will join them in September and October. The four new units occupy more than 500 sqm in total.

Lidl has opened a new store in Nowy Dwór Mazowiecki. The store at ul. gen. J. Bema 7 was built by Rutkowski Construction on behalf of Rutkowski Commercial, which remains the property owner.

LPP, owner of the Reserved, Cropp, House, Mohito and Sinsay brands, has relocated its Warsaw office to Saski Crescent. The company has taken 2,000 sqm of space combining offices, a showroom and business meeting areas. Colliers advised LPP on the lease, while its Colliers Define team was responsible for the interior design and fit-out.

Panattoni has started construction of City Logistics Łódź V. The new logistics park on Lodowa Street will ultimately offer more than 42,700 sqm of space. One of the project’s tenants will be Zadbano, which has leased approximately 8,400 sqm.

Warsaw’s V Tower office building is undergoing the “Building Without Barriers” certification process conducted by the Integracja Foundation. The process is part of a comprehensive modernisation of the building, including the refurbishment of the lobby, replacement of lifts and solutions designed to improve acoustics and safety.

Hillwood Polska has signed lease agreements with one of the world’s largest e-commerce platforms for more than 65,000 sqm of warehouse space at Hillwood Syców and Hillwood Poznań – Czempiń. The deals bring both logistics parks to full occupancy.

Kraków city centre remains the city’s leading office location. In the first half of 2026, occupier demand for central locations increased, while developer activity remained limited. According to Newmark Polska’s Office Occupier – Kraków Office Market report, rising vacancy outside the city centre and limited new supply are creating increasingly different conditions across Kraków’s office market.

LPP has reached the 4,000-store milestone, strengthening its position as one of Europe’s leading fashion retailers. The Gdańsk-based group, owner of Reserved, Cropp, House, Mohito and Sinsay, is present in 47 markets, with its retail network covering more than 3.2 mln sqm across three continents.

Poland is strengthening its position among developed markets. S&P Dow Jones Indices has decided to reclassify the country from an emerging to a developed market. The change will take effect in September 2027, when Poland will join the S&P Developed BMI as the 27th country in the index. FTSE Russell and STOXX already classify Poland as a developed market.

Harden Construction is building Panattoni Park Toruń II, a 16,500 sqm cross-dock facility in Lubicz Dolny near Toruń. InPost will be the main tenant.
Hellmann Worldwide Logistics Polska has leased 5,350 sqm of warehouse and office space at MLP Poznań. The company plans to start operations at the new facility in the first quarter of 2027.
PepsiCo has opened a fully automated warehouse at its production plant in Grodzisk Mazowiecki after a USD 10 mln investment. The new facility adds storage capacity, streamlines product handling and will allow more direct deliveries.
A leading e-commerce company has leased nearly 20,000 sqm at Panattoni Park Wałbrzych. The deal marks another lease with Panattoni and gives the tenant a new base in Lower Silesia for serving European markets.
Tecnia Europe has leased nearly 2,800 sqm of warehouse and office space at Hillwood Grodzisk Mazowiecki, marking the company’s first operational footprint in Poland. The new facility will serve customers in Poland and across Europe.
ATC Cargo has started operations at a new 70,000 sqm logistics centre in Barniewice near Gdańsk. The facility will handle fulfilment and e-commerce operations.
Bestsecret has leased 108,000 sqm at EQT Park Poznań Żerniki. The agreement was signed by EQT Exeter Europe Logistics Value Fund IV, managed by EQT Real Estate. It is one of the largest warehouse leasing transactions in Poland in 2026.
The first six months of 2026 brought a clear recovery in tenant activity, while developers maintained a cautious approach. Demand for warehouse and industrial space increased by 21.3 pct year on year, while the vacancy rate fell to 6.6 pct, according to the latest Warehouse and Industrial Market in Poland report by advisory firm Newmark Polska.
Silverstone is increasing its leased space at Segro Logistics Park Stryków by 38 pct to nearly 5,000 sqm. The company is moving to a larger unit within the park under an extended lease agreement with Segro.
Winkler Polska has leased around 1,500 sqm at MLP Business Park Łódź. Savills advised the company during the lease negotiations.
Garbe Industrial has extended its lease with Kiel-based e-commerce company Dieseo, which has leased an additional 11,700 sqm at the logistics centre in Lensahn, East Holstein.
7R has started construction of a 9,700 sqm build-to-suit centre in Bydgoszcz. The new building at 7R Park Bydgoszcz I will house a parcel sorting centre for an undisclosed tenant specialising in logistics solutions for the e-commerce sector. The centre is due to be completed in Q1 2027.
Logicor Łódź III is now fully leased after Transfer Multisort Elektronik (TME) and an aluminium processing company have both signed new agreements.
CTPark Warsaw Emilianów has achieved a BREEAM Outstanding rating, scoring 89.1 pct in the assessment.
Panattoni has started work on the final stage of Panattoni Park Zgierz I in Lućmierz, near Łódź. The new 16,400 sqm warehouse will bring the park’s total space to more than 29,000 sqm.
Elanders Polska has taken nearly 5,600 sqm at Hillwood Wrocław East in Dobrzykowice, just outside Wrocław. The deal covers more than 5,000 sqm of warehouse space and around 600 sqm of offices. Only one 4,200 sqm unit remains available at the park.
