Poland Cromwell sells Polish retail portfolio

Real estate investor and fund manager Cromwell Property Group has announced the sale of six retail centres across Poland, held by the Cromwell Polish Retail Fund to Star Capital Finance for EUR 285 mln.

The portfolio totals more than 219,000 sqm and includes rights in six shopping centres: Janki in Warsaw, Kometa in Toruń, Korona in Wrocław, Tulipan in Łódź, Ster in Szczecin and Rondo in Bydgoszcz. The occupancy of the portfolio exceeds 95 pct, with anchor tenants including Auchan, Bi1, LPP Group, Inditex Group, CCC Group, Rossmann, RTV EURO AGD and Cinema City.

Since acquiring the portfolio in 2019, Cromwell has implemented extensive asset management initiatives across the properties, significantly improving occupancy and footfall levels. The group will continue to act as asset manager of the shopping centres on behalf of Star Capital Finance.

Cromwell has also exercised ambitious sustainability programmes at the assets, with the portfolio achieving a record overall GRESB score of 90 and a five-star rating in November 2023.

Star Capital Finance, based in Prague, is, among other things, an expert in corporate finance and real estate consultancy. The ultimate owner of all properties held by Star Capital Finance is a subsidiary company, Star Capital Investments, which focuses on real estate and private equity investments.

Panattoni will begin construction of a new park in the Silesian voivodship - Panattoni Park Sosnowiec V. The investment will ultimately comprise two buildings with a total space of over 52,000 sqm. The first tenant is Hebe, for which a BTS distribution centre will be prepared within the facility.

CTP has handed over a new 100,000 sqm logistics centre in Hungary to Tesco. Built as part of a greenfield investment spanning 60 ha near Szigetszentmiklós, the state-of-the-art facility aims to enhance Tesco’s efficiency in serving Hungarian customers and optimise transportation logistics. The centre will fully serve Tesco stores nationwide starting in March 2025.

Ghelamco has sold its flagship development in downtown Warsaw – the Warsaw Unit skyscraper at Rondo Daszyńskiego. It was acquired by the Swedish real estate company Eastnine AB listed on the Nasdaq Stockholm. This is the largest office market transaction that has been concluded in Europe this year.
