Poland Liberty Residence with a new owner

Resi Capital has acquired a plot of land at the junction of Grzybowska and Żelazna Streets in Warsaw. According to the preliminary concept presented, Liberty Residence is to be a high-rise project and will deliver around 500 flats.

The plot was previously owned by AT Capital Group. The company had bought it from Golub Gethouse in 2021. The original plan was to build Liberty Tower, a high-rise building on the site with a hotel and residential function. AT Capital Group planned a mixed-use development there, also with flats and a retail section, with a height of over 40 storeys.

The land purchase transaction was a combined deal, with the seller contracted by two entities: Resi Capital and Dantex. The second buyer intends to build approximately 200 flats on the eastern part of the plot. The investments will complete the development between Towarowa and Żelazna Streets. The purchase is another transaction focused primarily on residential units within the capital group. Last year, Cavatina Holding bought a plot at 75 Chmielna St. Thus, after the acquisition of the land at Grzybowska St., the residential portfolio of the entire Cavatina Group is now about 8,000 units.

The developer plans to offer flats with layouts ranging from one to five rooms and floor areas from 25 to 180 sqm. The Liberty Residence concept also calls for the construction of a three-storey underground car park with more than 200 parking spaces. The ground floor would include commercial premises with a total area of 1,000 GLA and a lobby.

Resi Capital announces that in 2024 it intends to launch the construction of a further 1,500 flats and wants to sell the same number of units. In its project portfolio, the company already has Global Apartments and Katowicka Residence in Katowice, Quorum Apartments in Wrocław, Tuwima Apartments in Łódź and Ocean Apartments in Kraków. Further projects in the pipeline will be successively launched throughout 2024 and 2025. The company is also the sales operator of Cavatina Holding's residential projects: WiMa Apartments in Łódź and Belg Apartamenty in Katowice.
