ROMANIA OUP to build R&D centre for Infineon

One United Properties has started work in Bucharest on the One Technology District – a built-to-suit semiconductor R&D centre for German company Infineon Technologies.

Frankfurt Stock Exchange-listed Infineon has leased the premises for a 15-year period starting soon after the project’s expected delivery in Q2 2026. The total contract is worth EUR 57 mln (excluding VAT), which One United claims is one of the largest pre-lease agreements ever recorded on the Romanian office market.

The collaboration with Infineon Technologies, the largest semiconductor manufacturer in Germany and one of the most important companies in the field worldwide, is a significant achievement both for our company and the local market. It is a confirmation of Bucharest’s status as a highly attractive [office] market for international companies that understand the value of sustainable construction. (…) We are moving forward with this project with the building permit and taking the first steps in the development of our first office building based exclusively on the geoexchange system, completely eliminating any gas connection and dependency. All these cutting-edge systems offer extraordinary energy efficiency, positioning the building at the forefront of sustainable office developments in Europe.

One Technology District, which will be situated in the Dimitrie Pompeiu area, north of the city centre, is to have a gross leasable area of 20,595 sqm (with terraces), including 3,000 sqm of laboratories and 280 parking spaces. LEED ‘Platinum’ certification is being aimed at for the development, which will be One United’s first office project without a gas connection. Instead, it will feature a geoexchange heating and cooling system that minimises the centre’s carbon footprint while also freeing up additional recreational space for employees. The building is also to be fitted with rooftop solar panels and heat recovery units.
