Poland Santander takes the top of the tower

Santander Bank Polska is to move into 25,500 sqm of The Bridge skyscraper, which is under construction in Warsaw's Wola business district, in the largest leasing transaction on the Polish office market since 2022.

The bank is to move into its new headquarters next year. The 40-storey, 174m tower is being built near Plac Europejski in Warsaw's Wola district at the junction of ul. Towarowa and ul. Grzybowska. It will contain 40,000 sqm of office space and is scheduled for completion in Q1 2025. The bank will occupy the top 19 office floors of the building and will also have exclusive use of the sky terrace on the 40th floor. In addition, a branch of Santander Bank will be located on the ground floor of the neighbouring Bellona building, which also forms part of The Bridge office complex.

This is a landmark moment for our investment, but also significant for the Polish office market. Santander Bank Polska has become a strategic tenant of The Bridge, deciding to occupy half of the 40-storey skyscraper. We have not had such a large office lease transaction in Poland since 2022! This proves that modern organisations, constantly striving for growth and caring about the standard of their working environment, do not give up on top-quality offices. Santander Bank Polska will soon join it. The Bridge will comprise 52,000 sqm of office space. It is already SmartScore and WiredScore certified at the ‘Platinumlevel and is also to be Well, BREEAM, Green Building Standard and Barrier Free Building certified. It is to be energy-neutral and powered by 100 pct clean energy. The building’s BEM system will to monitor and manage its energy performance, while an InBin app will analyse the carbon footprint generated based on the weight of waste produced by tenants. In addition, a vacuum sewage system will be installed allowing water consumption in the toilets be reduced by up to 75 pct. The building will also use Ghelamco's own operating system, Signal OS, which enables among other features, the sustainable management of utilities. The system uses a mobile app to enable tenants to move around the office building without access cards or to reserve rooms and parking spaces. The Bridge will also use special anti-pandemic solutions to prevent the spread of viruses, including virucidal UV lamps in the lifts and air handling units. In the underground car park EV charging points will be provided, while cyclists will have access to more than 160 bicycle spaces as well as changing rooms with showers.
