At the end of 2023, construction began on the first phase of the Chalupkova project, which will transform a long-unused site in Bratislava’s Old Town. In 2024, excavation work for the first phase of construction was completed and the building’s foundation slab was finished at the beginning of February. In the coming months, the construction of three underground floors, intended for underground parking spaces, will proceed. The total cost for both phases of construction is estimated at EUR 140 mln.

The Environmental Impact Assessment (EIA) documentation for the second phase of the development has already been submitted to the relevant authorities. The facility will build on the concept and architecture of the first phase. The building will reach the height of 11 storeys and it will provide a total of 15,200 sqm of office space for lease, 700 sqm of space of commercial spaces and 240 parking spaces located on the underground floors. The second phase is expected to be commissioned in Q2 of 2028. In total, both phases of Chalupkova Offices will bring 33,600 sqm of office space, 2,200 sqm of retail and service space and more than 650 parking spaces to the Bratislava market.

The second phase of the office building is designed to meet the requirements of LEED Platinum certification. The technologies used in the building will also aim to achieve carbon neutrality of the building in operation in accordance with LEED Net Zero certification. The exterior areas will connect to the surrounding buildings, and in the future will lead to a green inner-block park. A unique feature of the project is the significant proportion of residential green terraces within the building. Private green spaces will be available to tenants on the seventh and eighth floors. All tenants will have access to a residential green roof that will offer seating options as well as barbecue facilities.
