The property is located on Otto-Kraus-Straße in the Schafhofma industrial estate and will have a total area of around 9,100 sqm, of which around 7,900 sqm will be used for warehousing. The investment volume is around EUR 16 mln. The new hall is expected to be completed in Q4 2026.
The property will be built on a brownfield site where a metalworking company used to operate. Hagedorn will soon begin demolishing the existing industrial buildings and reclaiming the land. The planned property is ideal for last-mile deliveries due to its location close to the city centre. The A3 motorway is also nearby, connecting the property to Würzburg and Frankfurt in the northwest and Regensburg and Passau in the southeast.

The roof of the new building will be prepared for the installation of a photovoltaic system, and Garbe is also planning to install a heat pump. The joint venture is aiming for DGNB certification at the Gold level.
