They include the UK, Lithuania, Estonia, Latvia, Bulgaria, Romania, Denmark, China, Portugal and Spain. For some companies, Poland can be a gateway to Central and Eastern Europe. For others, it can provide a base for serving a wider range of EU markets.

A warehouse is only part of the equation

Poland’s location and well-developed infrastructure are among its main advantages. According to CBRE data, the country had 38 million sqm of modern warehouse and logistics space at the end of June 2026, up 5.5 pct from a year earlier.

For e-commerce companies, though, warehouse space is only part of the equation. When choosing a location, they also need to consider last-mile costs, delivery times, available delivery options, returns and how many markets they can serve from the same stock.

A few years ago, foreign e-commerce companies mainly saw Poland as another market to sell into. Today, they’re increasingly asking where to locate their stock so they can efficiently serve several markets from one warehouse.

UK companies look for ways to serve the EU

Brexit has changed the logistics of sales by UK companies into the European Union. At larger volumes, some businesses can reduce the number of customs operations by bringing goods into the EU in bulk and keeping stock in an EU-based warehouse.

In this model, Poland can allow companies to serve not only the domestic market but also Germany, the Czech Republic, the Baltic states, the Benelux countries and Scandinavia.

The Baltics and southern Europe look for further growth

Lithuania, Estonia and Latvia are relatively small markets, but they are highly digitalised. According to Eurostat, 43 pct of Lithuanian businesses sell online, the highest share in the EU. For companies from the region, Poland can be both a sizeable market in its own right and a base for reaching other countries.

A similar model could apply to Bulgaria and Romania. According to the 'European E-commerce Report 2025', Eastern Europe was the fastest-growing e-commerce region in Europe in 2024, with turnover up 18 pct. In Bulgaria, the share of people buying online rose from 31 pct in 2020 to 50 pct in 2024. In Romania, it increased from 38 pct to 56 pct.

For growing brands in these markets, having stock in Poland can make it easier to reach customers across Central and Western Europe.

Mature markets also need scale

Denmark has a highly digitalised economy. According to Eurostat, 39 pct of Danish businesses sell online, while electronic sales account for 33 pct of their turnover.

For companies from a mature market like Denmark, the opportunity is not necessarily about entering Poland itself. Instead, Poland can form part of a wider regional logistics network. A warehouse in Poland can help companies serve customers in Central Europe and Germany while continuing to sell across Scandinavia.

China is using Poland as a European base

Chinese e-commerce companies are also looking at Poland as a logistics base. In December 2025, SHEIN opened its main European logistics hub near Wrocław. The hub is expected to serve more than 100 million customers, while the company's operations in the region are ultimately planned to cover 740,000 sqm.

For Asian companies expanding in Europe, keeping some stock closer to customers can shorten delivery times, allow them to use local courier networks and make returns easier to handle.

As sales in Europe grow, it’s becoming increasingly important to keep some stock within the EU and closer to the end customer. In this model, Poland can be more than a warehouse for the Polish market. It can become a regional or European hub serving several countries at the same time.

Poland as a second warehouse for Western European companies

Portugal and Spain also feature in Fulfilio’s report. For companies from the Iberian Peninsula, Poland could complement their existing logistics networks as sales grow in Central Europe and Germany.

A second warehouse in Poland can bring stock closer to customers in this part of Europe, improving delivery times and making returns easier to manage. Depending on the setup, it could also support deliveries to the Baltic states, the Benelux countries and other EU markets.

The economics of the whole delivery operation matter

Fulfilio says companies should not choose a warehouse location based simply on the price per square metre. The full cost of fulfilment also depends on last-mile costs, delivery times, order cut-off times, available delivery options, and the cost and efficiency of handling returns.

Poland can be particularly useful when one warehouse can serve several markets efficiently. For foreign e-commerce companies, this can reduce the need to hold separate stocks in every country and support a regional or European distribution network.
