With occupier demand increasingly focused on prime, well-located buildings, Warsaw’s office market is becoming more selective. Mill-Yon has launched sales at Osiedle Brzechwy in Pruszków. The development will comprise five four-storey buildings with 289 apartments ranging from 27 to 114 sqm, with layouts from one to five rooms.

Nhood has launched eLeaseLoop in Poland, a platform designed to streamline the short-term leasing of retail space. As of 21 September, the service is available at 16 shopping centres managed by Nhood.

Phoenix Pharma Polska has renewed its lease at Segro Logistics Park Warsaw, Pruszków, where it occupies 8,635 sqm of warehouse space and around 700 sqm of office and staff facilities.

Krysiak has extended its lease at MLP Poznań West and taken an additional 3,813 sqm of warehouse space, doubling its footprint at the park. The company has been working with MLP Group for around six years and moved into the park in early 2020.

The façade is now fully closed at Skanska’s H₂Offices Phase 2 in Budapest, while roof waterproofing is also complete. The building is now weather-tight, allowing interior works and the installation of mechanical and electrical systems to move forward.

Tenants at Galeria Jurajska in Częstochowa have modernised a total of 4,750 sqm of space since the start of 2026. Zara, Apart, Pitbull, Itaka and Wyjątkowy Prezent are among the brands that have completed upgrades.

Łódź City Council has leased 23,000 sqm at University Business Park on ul. Wólczańska. The move, planned for late 2027 or early 2028, will bring together 34 city offices and departments, with around 1,500 employees based at the new headquarters.

Karuzela Ełk has signed a lease with HalfPrice, which will occupy a new 2,200 sqm standalone building. Construction is already underway.
Hotels
Accor has signed a franchise agreement for the Tribe Kraków Airport hotel. Located next to the airport terminal, the 170-room property is scheduled to open in 2030.
Warehouse & industrial
Sonepar Polska has extended its lease for more than 13,000 sqm of warehouse space at Prologis Park Chorzów. The facility serves as the company’s distribution centre, supplying electrical products to business customers.

ILS, the logistics operator of Inter Cars Group, has leased more than 165,000 sqm at Panattoni Park Katowice Airport. The deal is one of the largest industrial and logistics leasing transactions in Silesia.
Construction
Budimex has begun reconstructing a more than 2-kilometre section of the I/43 road near Černá Hora in the Czech Republic. The CZK 250.2 mln contract (EUR 10.3 mln) covers the construction of a new road and two bridges.

Panattoni has completed a 24,000 sqm second warehouse at Panattoni Park Moson in Hungary, bringing the logistics park’s total capacity to almost 51,000 sqm.

Dantex is planning Nurt, a residential project on Zdrowa Street in Warsaw’s Wilanów district, comprising 20 semi-detached buildings with 40 independent apartments ranging from 109 to 138 sqm.
Trust Investment has launched sales for the third and final phase of the Sky Trust complex in Kielce. The development will include apartments, office and retail units, as well as investment apartments intended for the PRS market.
ATAL has launched sales of 72 apartments in the second phase of its ATAL Jasieny project in Gdansk. Located on Stężycka Street, the development comprises 22 low-rise terraced buildings and detached two-unit buildings. Prices start at PLN 10,500 per sqm, with construction scheduled for completion in mid-2028.
Poles continue to see apartments as one of the most attractive ways of investing their money, according to Otodom’s ‘Property Market Sentiment Monitor’. The report shows that 57 pct of respondents consider an apartment a good investment, rising to 67 pct among those planning to buy a property from a developer. At the same time, a growing range of instruments allows investors to gain exposure to housing-market financing without buying a property. One such instrument is the mortgage-covered bond, which gives individual investors access to mortgage-market financing.
MTX Development is planning a 133m residential tower at ul. Chorzowska 1 in Katowice, directly opposite the Spodek arena. The developer submitted an application for a zoning decision in December 2025, while Konior Studio has unveiled a visualisation of the project’s architectural concept.
RealCo has sold all 133 apartments at its Apartamenty przy Parku Szczytnickim project in Wrocław. The apartments are spread across 10 buildings. The developer currently has two other projects on sale in the city: Nowa Pabianicka and Elewator. Mieszkania i Lofty.
Develia has launched apartment sales for its Sosnowa Vita project in Józefów, near Warsaw. The development will comprise 162 apartments ranging from 33 sqm to 108 sqm, as well as six commercial units. Prices start at PLN 13,850 per sqm.
Matexi Polska has sold more than 75 pct of the apartments in the second stage of its Sady Żoliborz development in Warsaw. Around a dozen units remain available, mainly two-bedroom apartments, along with some three- and five-bedroom units.
An office building at ul. Żurawia 8 in Warsaw is being converted into a residential building by MS Investments and RR Enterprises. The project will comprise 69 apartments ranging from 40 sqm to 280 sqm. Dutch architectural studio MVSA is designing the project together with APMD, which is based in Warsaw.
The Polish new-build housing market continued to recover over the summer. According to the latest Housing Price Barometer from Tabelaofert, around 4,200 new homes were sold across the country’s seven largest markets in August, almost 50 pct more than a year earlier.
Alides Polska will start work in September on the redevelopment of the Perun technical gas plant in Warsaw’s Praga-Południe district. The project will combine 242 new apartments with the restoration of the site’s historic industrial halls.
Varitex has launched apartment sales for the third stage of Osiedle Zastawna OdNova in southern Łódź. The stage will comprise 16 terraced buildings with single-family and two-unit homes, most with private gardens.
Yareal has sold the final apartment in its SOHO by Yareal project in Warsaw’s Kamionek district, completing seven years of residential development on the former industrial site.
Corallis Apartments, the residential project developed by Kész Group on the shores of Lake Grivița, has entered the final stage of construction. Exterior works and interior finishes are now underway, bringing the 221-home development in Bucharest’s Sector 1 closer to completion.
Archicom, a developer within the Echo Group, has secured an occupancy permit for the second stage of its Flow residential project in Łódź’s New Centre. More than 80% of the apartments in this stage have already been sold, with mainly one- and two-bedroom units still available.
Developers are becoming more confident about the residential market after a strong July, according to the latest Developer Sentiment Index from housing portal Tabelaofert. The Sales Momentum Change Index rose to 0.53 in August, its highest level this year, while 57.5 pct of developers surveyed now expect sales to increase over the coming months.
The private student accommodation sector in Poland had around 16,500 beds at the end of 2025, with a further 7,700 in planning or under construction, according to JLL. Despite growing supply, the market remains significantly undersupplied.
Euro Styl, part of Dom Development Group, has put 78 apartments on the market as part of the latest stage of the Konstelacja development on ul. Paderewskiego in Pogórze, near Gdynia. Two three-storey buildings are to be built with apartments ranging from 33 to 76 sqm. Handover is scheduled for Q2 2028.
